350 Acre Rice Ranch

PROPERTY: The property is situated in the north section of the Sutter Bypass and its north border is Franklin Road which is a paved county road. The property is also situated about 2.5 miles south of the town of Sutter and about 7.5 miles west of the City of Yuba City in Sutter County, California. ACRES: The property consists of 330.45 assessed acres and 378.41 farmable acres. Most ranches have less farmable acres than assessed acres, but in some cases the farmable acres are more than the assessed acres. This ranch happens to be one of the exceptions with more farmable acres than assessed acres. Based on the acreage difference, the ranch is being sold based on 350 acres. IRRIGATION: The property is situated in the Sutter Bypass Butte Slough Water Users Association. The only charges from the association are annual assessments at $6.50 per assessed acre. The 2026 annual assessment for the ranch was $2,147.93 and a copy of the bill is attached to this brochure. PUMPING COSTS: The ranch has two low lift pumps and a deep well situated on the east side of the ranch. There are no pumping charges from the Butte Slough Water Users Association, so the only cost is the diesel bill to run the generator to operate the two low lift pumps. Currently the deep well has not been used and it was drilled as a back-up during drought years. The generator plus the diesel tank is included in the sale. FARMING USE: The property has been farmed mainly to rice over the last 20 years. Production varies each year but in 2025, the ranch did about 95 dry sacks per acre. HUNTING & FISHING: The property has an abundance of wildlife that use the property. In the past the duck and goose hunting has been very good on the property. The property also has turkeys, quail, pheasants and deer. The fishing is also good on the property and the owner can fish on the west or east side of the property in the water channels of the Sutter Bypass. COMMENTS: It is not very often that a rice ranch that has good waterfowl comes up for sale in this area. Besides the farming value, the ranch also has great recreational value because of its good hunting and fishing.
