The property on top is generally farm and pasture ground, which is fenced and cross fenced, and had a couple of storage ponds for irrigation water. There is an approximately 3 mile pipeline to bring the water from the river to the ranch. Even though I believe the water filings from the river date back to 1910 and 1911, they were not among the earliest filing on the river, and therefore on dry years you may not get a lot of water from the river. On good water years you also get a lot of irrigation water from Red Pine on the north portion of the property and out of Big Tom for the south part of the property. The water from Red Pine includes natural fertilizer when it flows on the property.
This definitely is a one of a kind property, and without a doubt one of the most beautiful spots in the entire state of Utah, When I was much younger, about 70 years ago, my grandfather, J.C. or Con Wilkerson, ran a dude ranch for fishermen in summer and hunters in the fall, and my grandmother who was an amazing cook would feed them all at the old cabin. That was before they had running water or electricity in the canyon.
