Wood Frame House Featured on Lot 5:
An additional One-Story Wood Frame home was discovered on Lot 5 measuring 24.5' x 24.5' with two 6-foot wooden porches at the front and back of the house.
A visual inspection inside the home shows lots of ripped insulation hanging down from the wood studs and rafters, but otherwise no significant interior damage. The exposed wooden studs inside appear to be in great condition and a radiant barrier was observed to have been installed along the interior of the roof. We trenched the lot from the road and ran approx. 70 feet of Schedule 35 4 PVC Sewer Pipe from the Main Line to the Pad with a stub-out for easy connection. Next we ran approx. 70 feet of 3/4 PEX Hot and Cold Water Line to the Pad complete with insulation, fittings and a vacuum breaker to protect the main line from backflow. A transformer, power pole and meter box have been installed, complete with multiple electrical connections for 50 Amp, 30 Amp and two 110V Gfci plugs to allow for maximum flexibility. Fiber Optic Cable & Internet is also available at the road.
The sewer tap to the property is serviced by a New Grinder pump and a New 50 Gallon Black Tank. These function to aid in the flow of waste from the pad to the sewer main. The new pump connects to the 110V plug at the pad. The pump and tank function on their own without maintenance by the owner as long as they remain plugged in. The components have a 1 year warranty and are made to last. If the customer ever has any issues we recommend certified plumber Ronnie Leggett 936-327-2540 for any future maintenance needs.
After we ran the underground lines, taps, pump, black tank and 3rd-party inspection, we completed the job by hauling in 33 tons(.) of road base gravel to extend the driveway towards the back of the lot for a nice consistent finish.
The dimensions of the completed road base gravel measure 18' in width and 85' from the culvert to the back of the pad.
A 911 Address has already been established for the property, allowing emergency and utility services easy identification of the property. We have secured a Development Permit from Polk County prior to initiating the work
We have also secured 3rd party inspection certificates on our Water and Sewer line installations compliant with Tceq (Texas Commission on Environmental Quality) standards.
