West Jamaica Woods

This 94-acre forested parcel is located 3 miles from the village of Jamaica, and 1,600 ft. off West Jamaica Road. The property lies on gentle to moderately sloped topography in the Southern Green Mountains biophysical region of Vermont. Stratton Mountain Ski Area is 5 miles northwest. The property is currently and has historically been managed for timber and is enrolled in Vermont’s Use Value Appraisal (Current Use) Program with a current forest management plan last updated in 2024. The property elevation ranges from 1,340’ around the northeastern corner to 1,700’ at the height of land on the western boundary. There is a small stream that originates on the property and flows to the north towards the northeastern corner of the property. The property contains a mix of hardwood and softwood species, mainly red maple and sugar maple with associated northern hardwood species, with a mixedwood stand in the eastern portion of the property with hemlock and some white pine. Overall, the forest is adequately stocked and in good condition, with the most recent harvesting occurring in the early 2000s under prior forest management company ownership. Woods trails exist throughout the property and are accessible with modern equipment. Soil quality on the property generally ranges from good to very good, and most sites may be classified as high Site 2. The best soils on the property are generally deep, well drained, and support northern hardwoods capable of producing high-quality timber. The property is being sold as-is, and without encumbrances.
