METHOD & TERMS
The Casteel real estate will be sold on a price per acre basis, based on taxable acres. The tracts will be sold individually in numerical order. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Wednesday, November 4, 2026.
The seller will provide title insurance in the full amount of the purchase price and pay all of the 2026 real estate taxes via a credit. (Credit to be based on best available information.) As a result of receiving this credit against the purchase price, Buyer shall pay the 2026 taxes when they become due and payable in 2027 in whatever amount the actual taxes are without further adjustment, and the Buyer shall pay all taxes assessed thereafter. Possession at closing subject to a crop tenancy for the 2026 crop year. The property sells free and clear of any hunting leases.
