The Chicot County 280 Farm is well suited for the production of cotton, corn, soybeans, grain sorghum, and rice in abundance. It is a very clean farm and is in one tract for ease of operation. The property is also improved by a cypress brake consisting of approximately 28 acres that offers excellent duck hunting, plus 40 acres of woods, offering very good deer hunting.
A high percentage of the cropland on this farm is precision leveled for furrow irrigation. The portion that is not precision leveled is cut to grade for furrow irrigation. There are two irrigation wells and one re-lift point.
Soils are primarily Sharkey Clay, with a very small amount of Hebert and Crowley silt loams. These are very fertile and productive soils.
This fine farm fronts US Hwy 65, two miles south of US Hwy 82. It is located 6 miles SE of Lake Village, Arkansas, and 15 miles SW of Greenville, MS, and approximately 5 miles west of the Mississippi River.
