Poinsett County - Off Hwy 214, Fisher, AR
Prime Poinsett County Farmland -- Where Agriculture & Waterfowl Come Together
There's a reason Poinsett County farmland is so highly sought after--this is serious farm country and serious duck country. Known for exceptional rice and row-crop production, Poinsett County is also positioned in the heart of some of Northeast Arkansas's most desirable waterfowl hunting territory. That powerful combination of productive agricultural ground and recreational demand is one reason quality farms in this area can command premium prices.
This 118 +/- acre farm just outside Fisher, Arkansas gives you the opportunity to own land in an area where agricultural production and duck hunting potential go hand in hand. Currently planted in soybeans for the 2026 crop year, the property features an irrigation well with a gearhead that can be ran off electric or a power unit and has historically produced agricultural income through cash rent. The current 2026 arrangement is crop share and is on a year-to-year basis, giving a future owner flexibility for future farming arrangements.
But the income potential doesn't necessarily stop when harvest is over. This farm also has a history of recreational income from duck hunting, and the seller has not leased the hunting rights for the 20262027 waterfowl season. That leaves a new owner with the opportunity to enjoy the hunting personally or explore leasing those rights for additional recreational income.
For the farmer looking to expand, the investor searching for quality Arkansas farmland, or the waterfowl hunter who wants to own ground in the heart of Northeast Arkansas farm country, this property checks a lot of boxes.
Farm it. Lease it. Hunt it. Invest in it.

Cross County - 720 Duck Ridge Lane, Fisher, AR
Bell Tower Club - Exclusive Membership Opportunity
LIMITED TO FOUR MEMBERSHIPS
There are properties a person can buy, and there are places a person longs to become part of. Bell Tower was created to be the latter. It is the kind of place imagined long before it is ever found: an expanse of Arkansas land where green timber, flooded fields, managed habitat, private lodging, and generations of sporting tradition come together under one carefully protected vision. A place where the first sound of the morning is a bell marking shooting time, where members return at the end of the day to familiar faces and a fire already burning, and where a child's first timber hunt may become a story told for the rest of his life.
Located near Hickory Ridge in the heart of Arkansas waterfowl country, Bell Tower encompasses approximately 2,768.71 total acres, including 2,366.71 +/- owned, deeded acres and an additional 402 +/- acres of leased refuge. Across that landscape are Arkansas green timber, managed waterfowl impoundments, productive agricultural ground, sloughs, food resources, protected refuge, private cabins, and the infrastructure required to operate a major sporting property at an exceptional level.
Yet acreage alone does not explain Bell Tower. The vision is defined just as much by what has intentionally been left out: crowds, commercial hunting, an ever-expanding membership roster, and the constant competition for access that can slowly erode even the finest club.
LIMITED BY DESIGN
Bell Tower is limited to only four memberships. Not four memberships among twenty or thirty. Four in total.
That restraint is the foundation of the experience. It allows the property to be managed around the quality of the hunting rather than the quantity of participation. It provides members with privacy, familiarity, greater flexibility, and confidence in the people with whom they share the land. It gives the Club the ability to protect its standards instead of diluting them as it grows.
Bell Tower is being presented publicly to reach qualified prospective members, but membership will remain selective. Every candidate will have the opportunity to experience the property and understand the Club, while the existing members will have the opportunity to determine whether there is a genuine mutual fit. At a club limited to four, the people matter every bit as much as the property.
That is part of what makes the opportunity so rare.
THE PRIVILEGE OF TIME
Many successful people can purchase exceptional land. Far fewer have the time required to operate it at an exceptional level.
The reality of traditional recreational ownership is often very different from the dream. The land may be beautiful, but it still requires employees, equipment, water management, farming relationships, habitat work, utilities, insurance, taxes, road maintenance, boats, blinds, repairs, fuel, security, guest coordination, seasonal labor, and a steady stream of decisions.
A property intended to create freedom can gradually become another business to manage. Bell Tower was created as an alternative. Its professionally managed structure allows four members to experience the scale, privacy, and traditions of a major private sporting property without each member individually carrying the full burden of operating one. Water is managed before the season. Habitat is maintained while members are away. Equipment is serviced. Cabins are prepared. Roads, boats, blinds, decoys, and access routes are kept ready. Hunting pressure is evaluated and adjusted with the long-term health of the property in mind.
A member does not have to hire the caretaker. He does not have to repair the pump, manage the tractor, maintain the roads, coordinate the cleaning, stock the decoys, or wonder whether the property will be ready when his family or guests arrive. He simply arrives.
The property is already in motion. That may be Bell Tower's greatest luxury. Not extravagance for its own sake, but the restoration of something increasingly difficult to protect: time.
Time to hunt with a son instead of repairing equipment. Time to sit by the fire instead of coordinating employees. Time to entertain friends without worrying about whether the cabin has been prepared. Time to enjoy the land rather than constantly managing it. The greatest value is not simply what Bell Tower owns. It is what members no longer have to manage.
THE SPORTING PROPERTY
Waterfowl hunting remains the centerpiece of the property. Approximately 500 acres of Arkansas green timber, managed agricultural fields and waterfowl impoundments, protected refuge areas, and more than 200 acres of managed food resources create a broad habitat complex intended to provide food, water, rest, and security throughout the season.
Fifteen deep wells provide substantial control over water conditions and allow the managed impoundments to be artificially flooded, reducing the Club's dependence on seasonal rainfall. Hunting pressure is managed through designated zones, protected refuge, controlled vehicle access, and morning-only use of certain areas when appropriate.
The objective is not simply to hunt the property as often as possible. It is to preserve the anticipation that comes before a morning in the timber and the confidence that the resource is being protected for the mornings that follow.
The property contains dozens of established hunting locations supported by boats, blinds, decoys, access routes, water-control systems, and Club-maintained equipment. Select locations include electricity, cooktops, rocked walking paths, large pit blinds, pumped water, and ice eaters intended to help keep hunting areas accessible and functional during the coldest periods of the season.
Each membership receives 20 designated hunting days during the primary duck season and may bring a group of up to six licensed hunters on its assigned day. Whether one hunter participates or six, the day belongs to that membership. This is not a large club dividing a limited number of guns among many participants. It is meaningful access designed around four member groups.
A PLACE OF ONE'S OWN
Every membership also receives year-round use of a designated four-bedroom private cabin.
The cabin is not intended to feel like temporary lodging. It is a place of one's own - a home away from home where clothing, hunting equipment, family belongings, and personal traditions can remain between visits. Members may share Bell Tower with family, close friends, children, and business associates while still returning to the privacy and familiarity of their own accommodations.
Over time, the cabin should begin to hold more than equipment. It may hold the picture from a son's first duck hunt. A worn pair of waders that no one can bring themselves to throw away. The call a grandfather carried for years. The card game that always seems to begin after dinner. The stories that grow a little better each time they are told.
Bell Tower should feel less like arriving at a commercial lodge and more like returning to a place that remembers you.
BEYOND THE BLIND
Although waterfowl hunting defines the property, the Club is intended to live beyond duck season. Members and their guests may also enjoy fishing, deer and turkey hunting, family recreation, seasonal shooting activities, quiet weekends, and gatherings within the planned clubhouse and member campus.
At the heart of the property will stand the landmark that gives Bell Tower its name. A church bell will mark shooting time in the morning and the close of the day in the evening. The tower will overlook the refuge and the movement of birds across the Arkansas horizon. It is intended to become more than an architectural feature. It will be a gathering place, a shared tradition, and an enduring symbol of the Club.
Years from now, members may remember individual hunts, limits taken, and remarkable mornings in the timber. But they may remember the other moments even more clearly: watching the sun disappear from the tower, hearing the bell at dusk, gathering around a fire, and knowing that their families were part of something exceedingly difficult to recreate.
MEMBERSHIP AND LONG-TERM ALIGNMENT
The initial membership contribution is $2,000,000. In addition to the primary member, each membership may appoint one designated agent per membership year. Similar to the flexibility offered through a private aviation arrangement, the membership is not limited by one individual's schedule. The designated agent may be a child, close family member, business partner, or another trusted individual who understands the privilege and responsibility of representing the membership. Either the primary member or the designated agent must be present when hosting guests and will remain responsible for their conduct, safety, and respect for Club standards.
Each membership is also expected to include an ownership interest in the membership LLC and its shared assets, together with hunting access, private-use privileges, a designated cabin, and participation in a structure tied to future appreciation of the underlying property above an established initial value. Final ownership, voting, transfer, tax, lease, buyback, and equity-participation provisions will be governed by the definitive legal documents and explained through the accompanying booklet, membership FAQ, and due-diligence materials.
Bell Tower is not intended for every prospective member. It is intended for four individuals or families who recognize the privilege of exceptional land, respect the responsibility of belonging to a small private club, and understand that the rarest luxury Bell Tower offers is not simply the hunting.
It is the opportunity to become part of a place that has already been thoughtfully assembled, professionally cared for, and intentionally protected. A place ready for the traditions that have yet to be created. A place a member can return to year after year. A place his children

Monroe County - 3225 Loop Rd, Marvell, AR
Opportunities like this are hard to duplicate in the Arkansas Delta. Located just outside Marvell near Holly Grove, these two separate tracts offer an uncommon chance to control multiple hunting properties within side-by-side or four-wheeler distance of each other. Whether you want to run a private duck camp, expand a serious deer program, or create a legacy family setup, this package deserves a close look. The first tract features 82 acres with a strong mix of income potential and habitat diversity. Part of the property is tillable ground, while the balance transitions into impressive Big Cypress Creek bottoms that hold water the majority of the year. Cypress and tupelo trees dominate the flooded timber, creating classic Delta duck habitat, while scattered hardwoods near the tillable ground add browse, mast, and travel corridors for deer. A large airplane-style hangar sits on the property and offers tremendous upside as storage, equipment headquarters, or a future lodge/camp conversion. With buildable ground available, the setup gives flexibility that many recreational farms never have. The second tract contains 150.8 contiguous acres of premium Big Cypress Creek bottoms with creek frontage and gravel road frontage running along the property. Access is a major strength here, with multiple entry points into the flooded timber and even a gravel boat ramp ready for use. Cleared areas for food plots and open holes are already in place, helping attract and hold wildlife. Deep in the swamp, natural duck holes line the creek, where hunters can stand against giant cypress trees during low-water conditions. For higher water events, a raised spacious blind provides comfort and visibility for memorable mornings in the timber. This area of the Delta is respected for both duck and deer hunting, and properties with this level of water access, habitat diversity, and usable improvements are increasingly difficult to secure. Enjoy sunrise coffee at camp, spend the morning in flooded timber, then slip into a stand that afternoon. The owners have created a setup built around real outdoor experiences, and the next owner can take it even further. If youve been searching for a true deer and duck combination property near Marvell and Holly Grove, this is one worth seeing in person.

Montgomery County - 163 Barbie Lane, Mount Ida, AR
THE LAND
163 Barbie Lane represents one of the most extraordinary riverfront land offerings in the Arkansas Ouachita Mountains. Spanning 80.87 acres, the property features thousands of feet of direct Ouachita River frontage — a genuinely rare asset in a region where river access commands a premium and simply cannot be manufactured. The Ouachita River borders the property with wooded bluffs, exposed rock outcroppings, and some of the most scenic water views in Montgomery County. Rolling green pastures stretch back from the river's edge, enclosed by cross-buck wood fencing, and rise gently toward the compound of structures at the heart of the property. The Ouachita Mountain range frames the entire northern horizon, providing a dramatic backdrop that changes with every season.
THE ARRIVAL
Pass through the stone-pillared automatic gate and follow the gravel drive as the full scale of the estate gradually reveals itself. The board-and-batten fencing that lines the drive, the lush pastures on either side, and the mountain views ahead combine to create an arrival experience that sets the tone for everything that follows.
THE MAIN RESIDENCE — 4,340 SQ FT | 6 BED | 3.5 BATH
Completely remodeled in 2024, the main residence is a masterclass in rural luxury. Step through the oval glass front door into a welcoming foyer with arched doorways and a staircase that signals immediately — this is not an ordinary farmhouse.
The great room is the heart of the home: cathedral vaulted ceilings with exposed beams, rich dark hardwood floors, and a breathtaking floor-to-ceiling native stone fireplace wall with a clerestory window above the peak flooding the room with natural light. The scale and craftsmanship of this space are rarely found outside of high-end custom builds.
Elegant arched passages connect the great room to a formal dining room with wainscoting and designer chandelier, a chef's kitchen outfitted with floor-to-ceiling black raised-panel cabinetry, granite and butcher block countertops, Tiffany-style pendant lighting, and stainless appliances, and a sunlit breakfast room and sunroom with abundant windows. Every room flows naturally into the next, creating a home that is as functional for everyday living as it is impressive for entertaining.
The primary suite is a genuine retreat — vaulted ceilings, wide plank hardwood floors, French doors opening to the upper deck, and a spa-inspired bath with a deep soaking tub and a separate walk-in shower finished in floor-to-ceiling wood-look tile with a river pebble mosaic floor, built-in bench, and rainfall fixtures. Additional bedrooms are generously sized with hardwood floors throughout.
Step outside to the full-width upper deck overlooking the pastures and, beyond them, the river. Below, a lower covered patio with timber posts is anchored by a stacked-stone outdoor fireplace — an outdoor living space that rivals many interior great rooms in ambiance and scale.
THE BASEMENT APARTMENT — 2 BED | 1 BATH
Included within the main residence's total square footage is a fully finished walk-out basement apartment — a completely self-contained living space with its own full kitchen featuring a granite island and pendant lighting, an open plan living area, hardwood floors throughout, two bedrooms, a beautifully finished bathroom, and its own exterior access. This space provides extraordinary flexibility: multi-generational living, a private caretaker suite, or an additional income-producing rental unit, all within the footprint of the main home.
THE FINISHED BARNDOMINIUM — 1,800 SQ FT | 2 BED | 2 BATH
The finished barndominium at 163 Barbie Lane is not a converted storage building — it is a fully appointed luxury residence that happens to be housed in a barndominium structure. High ceilings, dark hardwood floors throughout, a shiplap fireplace wall with mounted television, a full granite kitchen with stainless appliances, a formal dining area, and a stunning primary bedroom anchored by a deep navy accent wall and framed horse artwork give this space a boutique hotel quality that will not fail to impress.
The primary bath is a particular standout — a walk-in shower finished in floor-to-ceiling wood-look tile, a river pebble mosaic floor, a built-in bench, and a rainfall shower head. Guests, family, or short-term rental guests on the Ouachita River will not feel they are roughing it.
The income potential of this unit alone — as a premium Airbnb or VRBO on one of Arkansas's most beloved recreational rivers — is exceptional.
THE UNFINISHED BARNDOMINIUM — 2,800 SQ FT
The second barndominium on the property presents a rare opportunity: 2,800 square feet of blank canvas, already framed, insulated, electrically roughed-in, and ready for a buyer's vision. Arched doorway framing is already in place, hinting at the elegant finish that the completed barndominium demonstrates is possible. Whether transformed into additional living quarters, a luxury event venue, a workshop compound, or a fourth income-producing rental unit, this structure's potential is limited only by imagination.
THE EQUESTRIAN FACILITY — 5,184 SQ FT
Built entirely in 2024, the equestrian facility at 163 Barbie Lane was designed and constructed for the serious horse owner. The 5,184 square foot barn features four stalls, a cedar-lined tack room, a dedicated wash bay, generous hay storage, and a covered sand riding area — every amenity a discerning equestrian buyer would require, built to a standard that reflects the quality of the entire estate.
THE WELLHOUSE & WORKSHOP — 330 SQ FT
A dedicated wellhouse and workshop with a 1,550-gallon fresh water storage tank ensures fully self-sufficient operation of the estate year-round — a practical and significant asset for a property of this scale.
THE INVESTMENT CASE
163 Barbie Lane is exceptionally rare in that it offers not just a luxury primary residence, but three fully finished self-contained living spaces — each with its own full kitchen — on one of the most scenic stretches of Ouachita River frontage available anywhere in Arkansas. The income potential across the basement apartment, the finished barndominium, and the potential of the unfinished barndominium shell creates a compelling case for buyers evaluating both lifestyle and return on investment.
Properties combining this level of riverfront access, equestrian infrastructure, residential quality, and multi-unit income potential on 80+ acres in the Arkansas Ouachita Mountains do not come to market often. When they do, they do not last.

Boone County - 2151 Downes Rd, Lead Hill, AR
Folks, if youve been searching for that turn-key livestock operation that checks every box, productive, efficient, beautiful, and ready to run from day one then stop scrolling. This is the one. Nestled in the heart of Boone County, Arkansas, this 220-acre gem delivers the perfect blend of premium pasture ground, thoughtful infrastructure, and that unmistakable Ozark charm that makes you proud to call it home. Managed with decades of hands-on care, this property isnt just a farm; its a legacy operation thats been refined to near perfection. As you pull onto the property, youll immediately notice the rolling, gentle topography that defines this place. Ample level and usable ground flows beautifully across the landscape, providing easy access and workability while still holding onto those stunning Ozark ridges, hollows, and character that make the region so special. The land is fully fenced and cross-fenced with excellent 6- or 7-strand barbed wire thats built to last. Strategically divided into seven wonderful pastures, this setup is a rotational grazing dream. Virtually every fence line is navigable by UTV or ATV, making daily chores, checking stock, or moving equipment a breeze, no more fighting rough terrain or overgrown lines. The grasses here tell the story of serious management. Predominantly fescue and Bermuda, with some Johnson grass and a rich mix of native species, the pastures boast superb stands of thick, healthy forage. Two large hay meadows crank out over 200 bales per year with ease, and the decades of rigorous attention have kept invasive weeds to a minimum. Thanks to impressive rotational grazing practices, youll enjoy plenty of grass for near year-round grazing. This isnt guesswork; its proven results from someone who clearly knows what theyre doing. Water is abundant and reliable across every pasture. Springs, ponds, and automatic waterers (with some pastures featuring multiple sources) ensure livestock stay hydrated no matter the season. Thats a game-changer during those hot Arkansas summers or the occasional cold snap in winter. Numerous gates connect the pastures seamlessly, and everything thoughtfully feeds toward the crown jewel: an impressive working pen system born from years of trial and error. This setup is pure efficiency. An impressive catch pen with its own pond flows into a smaller catch pen equipped with an automatic water system. The pens feature electric options, a phenomenal automatic squeeze chute that handles everything from calves to large bulls, a sweep, multiple small holding pens, and three separate loading spots. Whether youre running a cow-calf operation or just need to work stock quickly and safely, this system makes it happen. Beyond the livestock infrastructure, the improvements are equally practical. Theres a large metal hay barn with electric and water, a separate metal equipment and storage shed also with electric and water, and an old farmhouse complete with all utilities that could be used as storage or repurposed to a cabin. This is a fully functional, premium livestock farm that minimizes headaches and maximizes productivity. But this property isnt all business. It showcases the raw, breathtaking beauty of the Ozarks with numerous year-round springs, small sections of gorgeous timber, and stunning vista views to the north and east. Imagine building your dream home on one of those high points, overlooking your private rolling pastures with mountain sunrises painting the sky each morning. Thats the kind of daily soul food that turns a farm into a lifelong passion project. Tracts like this, prime, well-managed, turn-key, and dripping with Ozark character, dont hit the market every day. Whether youre a seasoned rancher looking to expand, a family wanting a productive lifestyle property, or someone who appreciates land that works as hard as it inspires, this beauty in Boone County is something special. Give me a call today because a property of this caliber wont last long its the one youve been waiting for. Lets make it yours.

This is a double lot, giving you a wide, workable footprint to plan a home, a yard, and the space around it exactly the way you want it. This is a property suited to someone ready to build a small home and settle into a slower pace of life here.
The ground itself sits at approximately 685 feet in elevation and is level across both parcels, with no steep grade or hillside to plan around. That kind of flat, buildable ground makes the early planning stages simpler, since you are not working out how to grade a slope or position a home around uneven terrain before you can even start.
Pine and hardwood trees cover the property, giving it a quiet, shaded, wooded feel throughout the year and a real sense of privacy once you are settled in. The corner parcel, APN 80006214000, sits where S Pineridge Dr. meets a smaller side road, which gives the double lot a clear sense of place and a bit of separation from neighboring properties. Because the property spans two adjoining parcels rather than one, you have real flexibility in how you lay out a home, a driveway, and a yard across the combined space, rather than working within the tighter footprint of a single standard lot.
City water and power are both available nearby. That means your home plans can move forward without arranging a well or separate power source first.
When you are planning a permanent home in this setting, having both utilities close is meaningful part of what makes this property ready to build on now rather than later.
Horseshoe Bend itself is known for its lakes, wooded hills, and unhurried pace, the kind of setting that draws people who are ready to leave behind long commutes and constant noise in favor of something quieter.
Box Hound Marina Resort and RV Park is about three miles away, roughly five minutes by car, giving you easy access to boating and fishing without a long drive from home. That means the lake life you are picturing is close by, even though this particular lot is set up for a permanent home rather than a campsite.
Camping is not permitted directly on this property, since the area has designated campgrounds nearby built for exactly that purpose. Griffin Park RV Park and Campground sits about 20 miles out, around 25 minutes away, and gives campers and RV visitors a proper place to stay while exploring the area. Turkey Pen Shooting Range is also about 20 miles from the property, close to 25 minutes by car, for anyone who enjoys shooting sports as part of a slower paced life out here.
Paved road access from S Pineridge Dr. reaches the property directly, in any season. That kind of dependable access matters once you are hauling building materials, moving in furniture, or simply making the drive home after a long day, and it is one more piece of what makes this lot practical to build on.
One county detail worth knowing up front: mobile homes are typically not permitted in Horseshoe Bend, so plan around a stick built or manufactured home when you are ready to build.
As always, we encourage confirming current building requirements directly with Izard County before finalizing your plans, just to make sure everything lines up with what you intend to build.

Tucked away at the end of an impressive mile-long private driveway, this remarkable 130 +/- acre property offers the kind of peace, beauty, and self-sufficiency that's becoming increasingly hard to find. Surrounded by an incredibly private, park-like setting, towering oak timber, year-round springs, abundant wildlife, established gardens, fruit trees, and thoughtfully placed improvements create a property that's equally suited for those seeking a private country estate, a hobby farm, a hunting retreat, or a place to live with greater independence. Whether your goal is raising livestock, growing your own food, enjoying exceptional hunting opportunities, or creating an off-grid lifestyle, the infrastructure is already in place to make it possible, all while being just 20 minutes from Mammoth Spring and 25 minutes from Hardy.
The custom-built 4,120 square foot two-story Eastern Red Cedar home blends rustic craftsmanship with everyday comfort. Offering 4 bedrooms and 3 bathrooms, the main home showcases cedar walls, pine ceilings, real hardwood floors, maple cabinetry, granite countertops, stainless steel appliances, and a formal dining room accented with exposed log beams. The spacious 25'x30' primary suite is a true retreat with vaulted ceilings, a skylight, a large picture window, French doors leading outside, and a beautifully appointed en-suite bath featuring a double vanity, walk-in shower, private water closet, and a corner Jacuzzi tub surrounded by windows. Also on the main level are an additional bedroom and a beautifully updated guest bath featuring a classic clawfoot tub surrounded by porcelain tile and a granite-topped vanity. A dedicated laundry and canning kitchenette with its own sink, dishwasher, and refrigerator adds another practical touch for country living.
Upstairs, you'll find two oversized bedrooms, a full bathroom with a Jacuzzi tub, and a separate living area that opens onto a private balcony deck overlooking the property. One of the upstairs bedrooms also enjoys direct access to the balcony, while an exterior staircase connects the upper deck to the expansive 1,217 square foot lower-level deck, creating multiple outdoor spaces to relax, entertain, and soak in the peaceful surroundings. Every detail of the home reflects quality craftsmanship and was thoughtfully designed to embrace the beauty of its natural setting.
The property's improvements are just as impressive. In addition to the 1,600 square foot shop/garage, a newer 30'x50' red-iron building has been thoughtfully designed with self-reliance in mind. Complete with concrete floors, 220 power, closed-cell insulation, hot and cold water, a shower, bidet, mini-split, propane heat, Starlink capability, and a signature solar system that can seamlessly switch between grid power, battery storage, and solar energy, this building was built to function independently while offering endless possibilities for a workshop, guest quarters, hunting camp, hydroponic operation, or secure off-grid living. Two separate wells service different areas of the property, while the greenhouse, gazebo with water and electric hookups, established gardens, fruit trees, and multiple year-round springs provide the resources to support a truly self-sustainable lifestyle.
Properties that combine exceptional privacy, quality construction, abundant wildlife, reliable water sources, and true self-sufficiency are few and far between. Whether you're a prepper looking to establish a secure homestead, a hobby farmer dreaming of a more sustainable lifestyle, an avid outdoorsman seeking outstanding hunting, or simply someone searching for an extraordinary home on acreage, this one offers the space, infrastructure, natural resources, and freedom to make that vision a reality--all without sacrificing convenient access to the nearby communities of Mammoth Spring and Hardy.

Independence County - TBD Gap Road, Batesville, AR
Where Pine Mountain meets the White River bottoms, the Stalker Farm brings together two of north-central Arkansas' most recognizable landscapes in one 521+/- acre offering. Located along paved Gap Road near Batesville, the property transitions from productive bottomland cropland and nearly a mile of White River frontage to mature timber, open pasture, and the elevated ridgeline of Pine Mountain. It is a property with agricultural substance, recreational diversity and a setting that is difficult to reproduce this close to town.
South of Gap Road, approximately 393 acres form the agricultural and riverfront component of the farm. This property contains 318.36 cropland acres per FSA. The cropland is currently planted in soybeans and has historically followed a corn and soybean rotation. Arrington and Egam silt loams make up a substantial portion of the mapped soils, with both soil types carrying an NCCPI overall rating of 86 in the available report. The farm is currently non-irrigated, leaving future irrigation improvements as a potential opportunity subject to a buyer's independent investigation.
Approximately 4,900 feet of White River frontage forms one of the property's defining boundaries. An existing trail provides vehicle access to the river, where a broad sandbar offers a place to fish, relax, and enjoy the water. Timbered river margins and interior wooded corridors add cover and travel routes for wildlife, while deer have been observed using the agricultural fields. The combination of cropland, timber and river frontage gives the southern portion value beyond its farming operation.
North of Gap Road, approximately 128 acres rise from roughly 260 feet in elevation near the road to approximately 560 feet atop Pine Mountain. The change in elevation creates a dramatic wooded backdrop and long views across the White River bottoms and toward Batesville. Approximately 15 acres are maintained in open pasture, while most of the remaining acreage is covered in mature mixed timber. Layered rock outcroppings, a seasonal creek, a year-round spring, and two ponds - including one stocked pond - give the property additional character.
An extensive ATV trail system provides access throughout the northern acreage. The year-round spring historically supplied the farmhouse and garden, connecting the property to its long family history. The older farmhouse remains standing but is not presently habitable. A distinctive barn with stone lower walls is still used for storage and is being offered in its current condition. Fencing, gates, and two existing entrances serve the north tract.
Pine Mountain offers a compelling potential homesite for a buyer willing to undertake the necessary access and site work. Along Gap Road, the property's extensive paved frontage, available utilities and proximity to Batesville may also support future homesite or division potential, subject to survey, governmental approval and buyer due diligence.
With approximately 8,000 feet of paved frontage measured along the property boundary, water and electricity available at the road, nearly a mile of White River frontage and two distinct land types, the Stalker Farm offers unusual flexibility. A buyer can continue the agricultural operation, establish a private recreational retreat, explore homesite opportunities, or hold a diversified tract on the edge of Batesville. The property may be purchased in its entirety or through the separately offered 128 +/- acre and 393 +/- acre tracts.

Welcome to "Firehouse 38", a rare opportunity in southeast Independence County offering the perfect balance of open pasture, hardwood timber, water features, and recreational versatility.
Spanning approximately 38 unrestricted acres, this mixed-use property is well suited for a private homesite, hobby farm, weekend retreat, or full-time rural lifestyle property. The front of the tract features roughly 14 acres of fully fenced grazing pasture, ideal for livestock, horses, or future homestead improvements.
Beyond the pasture, the land transitions into approximately 24 acres of mature hardwood timber, creating privacy, natural beauty, and excellent wildlife habitat. A seasonal stream borders the southern property line, adding both character and a natural travel corridor for deer and other native game.
As the terrain gradually rises toward the back of the pasture, the property opens to beautiful elevated homesite possibilities with scenic views across the surrounding countryside. The current owner has thoughtfully established an internal trail system, making the tract easy to navigate for trail riding, hiking, ATV use, timber management, or accessing multiple hunting locations.
