Monroe County - 00 Highway 70, Biscoe, AR
Properties along the Cache River have been very few and far between for many years and this offering is not a random piece that will leave you wondering if mallards will come through the trees the way you have always dreamed. This 489.48 surveyed acre tract is located off of Highway 70 just West of Brinkley in the absolute center of the Arkansas waterfowl flyway. There is a 50' easement that leads you to a gravel parking lot at the NW corner where you can launch a boat using the existing gravel launch and boat ditch or take off on a side by side utilizing the improved road system. It is already setup with 3 wells (2 electric and 1 turbine) along with all the infrastucture needed to flood the woods and fields. The amount of work/improvements the landowner has completed Summer 2025 is impressive:
Boat ditches mopped out
Interior roads cleaned, exterior roads mowed
New primary road being finished up to provide access outside the timber instead of through it
Small portions of the field being cut to grade to make duck food plots more efficient to drain and plant next Spring, while maintaining natural swags
All water control structures and beaver guards cleaned out
Electric wells checked and ready
New electric service established at the parking lot for a future cabin site, barn, etc.
It is not often that I have been able to hunt the tracts I am selling, but this is one very fortunate case where I know how good the hunting is because I have lived "the good ol days" on this property in years past. I will never forget the first time I was on it and flushed a huge raft of mallards on the southern end of the timber thinking "well that was cool, but there they all went" just for the same thing to happen two more times on the same visit. We were riding a UTV through the woods watching them circle back and then fade off working back to the South as we unknowingly continued on to the other two rafts towards the North.
One very unique thing about this tract is ideal terrain. While you may not be able to flood boundary to boundary by pump, the benefits are two-fold. Number one, the slight ridges provide just enough elevation where red oak timber that produces acorns a duck can actually feed on thrive. The number of willow oaks, pin oaks, and other red oaks that are on the ridges throughout the property is impressive. That component is not often seen this day in time where so many oak flats have converted to overcup oak which provide cover, loafing habitat and some invertebrates, but no useable mast production. However, when the Cache gets high and out of its' banks, these ridges go under providing fresh food for ducks not only in the form of acorns but also fresh access to aquatic invertebrates. The natural swags in the field system provide similar benefits where you can plant food at different elevations so the ducks have fresh habitat as the river level changes. Another unique feature that can't be overlooked is the fact that the fields are strategically on two sides of the timber. The second benefit of the small elevation change is having a place to stand when the river is high without a requirement to build multiple blinds because the water is too deep to stand. While a high water blind or two may not be a terrible idea for extreme conditions or taking kids, you will be able to stand by a tree for many more days than if the tract were all a low flat. When the Brasfield gauge is around 25.5 almost the entire tract is flooded. The only observed dry portion at that level is the very North end of the field system which would make an excellent lodge site and allow you to overlook your waterfowl food plots in the evenings as you enjoy dinner and a fire. Electricity is already at the the parking area to service the two electric wells so getting it to this area of the property for a lodge would only be a short run. Or you could simply build at the parking lot where the electric is already accessible, if a lodge is a requirement for you. Boone County - 10642 Fancher Dr, Harrison, AR
"Nothing left to be desired." That is what you say when you walk away from this world-class recreational ranch. This stunning ranch is loaded with so many features that make it both unique and desirable for all outdoor lovers. As you access the land from the well-maintained county gravel road, you are greeted with multiple quality access points, five-strand barbed wire fencing, and end-of-the-road privacy and seclusion. A newly constructed custom 2,700 sq ft home is built with functionality and comfort at top of mind. An additional detached oversized garage offers ample storage for equipment or vehicles. There is a charming 900 sq ft farmhouse, maintained very well, is partially remodeled, has a small shop/outbuilding, and makes for an ideal ranch house or hunting camp. A private gated entrance and well-manicured grounds make it both appealing and cozy. The property boasts rural water, making the farming possibilities endless. Just past the quaint homesite at the end of the road is the main entrance to the property; this excellent access is level and large enough for any equipment you may need. As you pull in, there is a 30x50 metal shop building with two large bay doors, a 15' awning, concrete floors, and 220 electric service. The ranch is comprised of 2 main topographical features: the open ridge top and the stunning creek bottom. The "top" part of the land is simply mesmerizing with lush and established hay meadows, open lanes and trails, food plots, massive hardwood flats, and five ponds. The largest and most notable is the small lake loaded with life, being spring-fed; it is stocked with fish, has newer aerators, a large fountain, has over 1,500 ft of incredibly level shoreline, and boasts approximately 3 acres of water. The setting is tranquil and peaceful as you sit amongst the towering white oak and red oak trees that create a park-like environment around the beautiful lake. The trail system is amazing, with approximately 2.5 miles of trails, all of which can easily be navigated by vehicle. As you take one of the several trails off the mountain to the valley below, you drive through some of the most pristine, mature, marketable, and beautiful hardwood timber I've seen in the Ozarks. This hardwood stand is predominantly white oak, red oak, walnut, and hickory. The massive trees tower along the road as you make your way below. Numerous massive flats run along the hillside, creating almost a stairway from the ridgetops to the bottoms, and offer ample hunting, trail riding, and exploring. When you arrive in the valley, you must catch your breath again. Scenes straight from a movie jump out at every turn. The famous Osage Creek flows through the ranch for under 3.5 miles on both sides! There are at least five springs on the property that feed the creek and create multiple water sources throughout the timber and bottoms for livestock or wildlife. There is also a seasonal waterfall in the wetter months. The lush hay fields in the bottom are amazing and add to this unique place's diversity. Another almost 7 miles of trails/roads get you all over the timbered hills and fertile bottoms that blanket the creek. As you can imagine, all of these pristine features culminate to create one of the diverse and desirable hunting tracts the region has to offer. The saturation of wild game is awe-inspiring and makes for an outdoor lover's paradise. The property has historically produced excellent whitetail deer, turkey, and bear. And even elk call this mecca their home. It's not uncommon to see multiple elk herds and bachelor groups of massive bulls throughout the summer and early fall. This region is known not just for the stunning bull elk but also for massive whitetail bucks. The black bear population is high, and some gigantic black bears have been seen roaming the hillsides. And in the spring, the thundering gobbles of the resident tom turkeys fill the valley. Decades of trapping have been implemented, adding to the diversity and the health of the wild game. As the sun sets across the breathtaking landscape of the Ozark Mountains, the handiwork of God is all over this special place. All of the attributes that make up a world-class ranch come together like a symphony to create one of the most impressive pieces of land you will find. The icing on the cake? How about just 25 minutes to the famous Buffalo National River headwaters in Ponca, AR! A lifetime goes by before another tract like this comes along. Don't wait. Call today for your private showing.

Three major valleys wind between the high ridges, each carrying water in wet months and creating rich ecological diversity and dependable game travel. Hunting potential is off the charts. This region is known for its excellent concentrations of both mature whitetail deer and black bear, with wild turkey, feral hogs, and even occasional free-ranging elk in the broader region. In the right hands, this could be sculpted into an elite private hunting sanctuary that only improves with time. The sheer navigability of this mountain ground is a standout, not sheer or punishing terrain, but rolling, huntable, intelligently usable land.
