Monroe County - 3225 Loop Rd, Marvell, AR
Opportunities like this are hard to duplicate in the Arkansas Delta. Located just outside Marvell near Holly Grove, these two separate tracts offer an uncommon chance to control multiple hunting properties within side-by-side or four-wheeler distance of each other. Whether you want to run a private duck camp, expand a serious deer program, or create a legacy family setup, this package deserves a close look. The first tract features 82 acres with a strong mix of income potential and habitat diversity. Part of the property is tillable ground, while the balance transitions into impressive Big Cypress Creek bottoms that hold water the majority of the year. Cypress and tupelo trees dominate the flooded timber, creating classic Delta duck habitat, while scattered hardwoods near the tillable ground add browse, mast, and travel corridors for deer. A large airplane-style hangar sits on the property and offers tremendous upside as storage, equipment headquarters, or a future lodge/camp conversion. With buildable ground available, the setup gives flexibility that many recreational farms never have. The second tract contains 150.8 contiguous acres of premium Big Cypress Creek bottoms with creek frontage and gravel road frontage running along the property. Access is a major strength here, with multiple entry points into the flooded timber and even a gravel boat ramp ready for use. Cleared areas for food plots and open holes are already in place, helping attract and hold wildlife. Deep in the swamp, natural duck holes line the creek, where hunters can stand against giant cypress trees during low-water conditions. For higher water events, a raised spacious blind provides comfort and visibility for memorable mornings in the timber. This area of the Delta is respected for both duck and deer hunting, and properties with this level of water access, habitat diversity, and usable improvements are increasingly difficult to secure. Enjoy sunrise coffee at camp, spend the morning in flooded timber, then slip into a stand that afternoon. The owners have created a setup built around real outdoor experiences, and the next owner can take it even further. If youve been searching for a true deer and duck combination property near Marvell and Holly Grove, this is one worth seeing in person.

White County - Cypress Lake Rd, Beebe, AR
Folks, when a property like this comes along, I get excited. Because opportunities this complete, this rare, and this perfectly balanced don't come along often in a lifetime of chasing land deals in Arkansas. Welcome to Paradise on Cypress Bayou, a true recreational masterpiece straddling White County and Lonoke County that delivers world-class hunting for ducks, mature whitetail deer, and thriving turkey flocks all on one extraordinary tract. This is the kind of place serious hunters dream about. Premium and pristine wildlife habitat, with approximately 320 acres of classic bottomland hardwood timber and 80 acres of fertile tillable ground. The north side offers over mile of prime paved highway frontage along AR 267/Cypress Lake Road. About 25 acres of that frontage sits completely out of the FEMA flood plain, offering an elevated, build-ready site with a fenced boundary, massive old oak shade trees, and a gorgeous private gated entrance. City water is available, three-phase electric is right there, and Fiber optics. You are about 5 minutes from the charming, historic downtown of Beebe, AR, yet you have privacy and seclusion as if you are in the middle of nowhere. The tillable acreage to the north is currently being planted in rice, beans, and corn, and also features fantastic, recently graveled roads that wind throughout. With the water control features in place, this ground can easily hold standing water when the bayou gets out, creating ideal conditions for both agriculture and waterfowl. The entire farm is partially water-controlled by an engineered levee system stretching 2,790 feet, complete with four water control structures. This setup allows you to flood roughly 70 acres of fields and 40 acres of green timber using simple gravity feed, no pumps required. Just drop the metal boards in the slipboard riser boxes after a good late October rain, and your work is done. The balance of the mature hardwood timber historically floods naturally multiple times each winter from the overflow of Cypress Bayou itself. The land sits squarely in the heart of thousands of acres of unbroken, unspoiled bottomland hardwood timber within the Cypress Bayou flood plain, one of Arkansas's legendary wintering grounds for waterfowl. The Des Arc Bayou flood plain nearby only adds to the draw. To the west, south, and east, your neighbors collectively manage over 2,500 acres of high-quality whitetail and turkey habitat with long-standing self-imposed regulations that have allowed both the deer herd and turkey populations to reach their full genetic potential. From the Cypress Bayou Hunting Club and AGFC's Cypress Bayou WMA, just 1.5 miles west to the renowned Quackers Hunt Club, 1.5 miles east, this area is a magnet for ducks even in drier years.Multiple established duck holes have been carefully crafted over the years, and several more could be added. Scattered throughout are deer and turkey food plots nestled among 150-year-old white oaks. Redneck elevated blinds, additional deer stands, feeders, and mineral sites are already established and waiting for you. The resident deer herd offers giant mature bucks, and the turkeys are plentiful and consistent.Cypress Bayou itself meanders through the property for over a mile! During most of the year, you can navigate and fish its cypress-lined waters from a sizable boat. When the timber floods, the entire tract becomes equally accessible by boat. Miles of manicured roads, trails, bridges, and crossings make every corner reachable by wheeled vehicle in dry conditions. Its incredibly rare to unlock your private gate off a paved road onto a premium tract with tillable and prepared acreage accented by towering oaks. Navigate on superb gravel-lined roads to multiple slamming duck holes or hop in the UTV and meander the miles of roads through the sky-scraping mature oak timber to numerous established food plots. Boat, fish, and hunt the infamous Cypress bayou. Chase hammering tom turkey as their gobbles echo through the pristine habitat. Sit in a stand waiting for that massive buck of a lifetime to step out. Build your cabin or dream home overlooking it all There isnt anything lacking in this epic piece of Arkansas paradise. This is a truly wild, beautiful, unspoiled property that joins equally impressive managed ground on all sides, yet the town is only moments away when you need it.Ducks. Mature whitetail. Thunderous turkey flocks. Fishing. Flooded timber. Tillable income potential. Build sites with utilities and highway access. This once-in-a-lifetime combination of world-class hunting, thoughtful management, and everyday conveniences is exceptionally rare. If you've been searching for a property where you can hunt hard, manage smarter, and actually enjoy the finer comforts without sacrificing the wild experience, Paradise on Cypress Bayou might just be the one that makes you fall in love with Arkansas all over again. If this sounds like your kind of hunting paradise, give me a call. I'd be proud to walk this ground with you and show you what a true recreational masterpiece looks like.

Welcome to Delta Ridge 60.
Located just southeast of Harrisburg, this beautiful property sits in a unique transition zone where the fertile soils of the Arkansas Delta meet the rolling terrain and hardwood ridges of Crowley's Ridge.
Access begins through a gated entrance off Bay Lane and continues along a well-finished gravel driveway that leads into the heart of the property. From there, an established two-track trail meanders through the ridge system, providing easy access across the tract and allowing you to experience the character and diversity of the land.
The timber composition includes a healthy mix of White Oak, Red Oak, Hickory, Pine, and Cedar, creating excellent habitat for wildlife and long-term recreational enjoyment. The current owner has invested heavily in improving both accessibility and wildlife potential through selective habitat work, targeted timber stand improvements, and intentional bedding areas designed to encourage wildlife movement and hold game on the property.
A centrally located food plot positioned on a south-facing slope creates an ideal hunting setup for whitetail deer, while a small pond located on the western portion of the property offers additional possibilities beyond simply serving as a water source.
Strategic forest management has opened portions of the canopy to allow sunlight to reach the forest floor, promoting healthy understory growth and further enhancing habitat quality throughout the property.

Jefferson County - 1311 Abernathy Road, Pine Bluff, AR
The Two Bayou Delta Farm consists of approximately 2,224 +/- total acres, in four tracts, located in Jefferson County, Arkansas just east and southeast of the town of Pine Bluff. This is a great opportunity to acquire a highly improved and efficient farm that has excellent water, soils, and yield history all while located in a strong tenant pool with 160,000 bushels of grain storage in place. The Farm Service Agency office reports a total of 2,042.3 +/- cropland acres that are all irrigated and precision leveled. Below we will provide a summary of each individual farm.
The Ballenger Farm consists of 188 +/- total acres with 174.88 +/- cropland acres per the Farm Service Agency office. All five fields have been leveled and are irrigated by two wells and a network of underground pipe. The farm has a planting history of corn and soybeans. Arkansas State Highway 79 forms the southern boundary and provides excellent access to the farm.
The Bobo Farm consists of 359 +/- total acres, and the Farm Service Agency reports 347.57 +/- cropland acres that are all precision leveled. Three fields have been leveled to a zero grade and total 155.22 +/- acres. All of the cropland acres are irrigated by four wells and a network of underground pipe. The farm has a great soils mix which has allowed for a diverse planting history that includes corn, soybeans, and rice. Along the northern boundary the farm has frontage along Arkansas State Highway 65 with two permitted ingress drives which provides great access.
The Hildebrand Farm is a very nice large contiguous farm that boasts 1,283 +/- total acres with approximately 1,137 +/- cropland acres that are all leveled to a zero grade. This is a highly improved rice farm with more than ample irrigation that allows the farm to have a high percentage of rice grown on the farm each year. Located on the southwest corner of the farm along Cousart Bayou is a 16 +/- acre reservoir that is re-charged by a re-lift in the bayou. Water from the reservoir then gravity flows into the field immediately to the northeast which then feeds a flume ditch that strategically runs through the central and eastern portion of the farm providing surface water to much of the farm. Additional irrigation infrastructure includes five wells and a network of underground pipe. Abernathy Road bisects the eastern portion of the farm and provides good access. Located east of Abernathy Road is a great headquarters site that includes a 2,000 +/- square foot shop that has concrete floors, a 7,000 +/- square foot shed for equipment storage, and 160,000 bushels of grain storage. The grain storage consists of four (4) forty thousand (40,000) bushel bins on a loop that were constructed in 2018.
The Joiner Farm consists of 394 +/- total acres with 382.85 +/- cropland acres per the Farm Service Agency all of which are irrigated by four wells and a network of underground pipe. All of the tillable acreage has been leveled to a zero grade with the exception of the most northern field which is 27.39 +/- acres. Access is provided at the northwest corner of the farm via Winston Road.
All of the farms offer waterfowl hunting but in particular the Hildebrand and Joiner farms offer outstanding field hunting that could be leased out to provide additional annual income to the landowner.
This is a great opportunity to acquire a large investment grade farm that is highly improved with strong water and soils.

Sitting on 6 well-maintained acres, this red iron barndominium was built with durability, efficiency, and everyday living in mind. The home features a custom interior with wood siding and a one-of-a-kind iron staircase built by J.W. Randall himself, giving it a solid, handcrafted feel the moment you walk in. The downstairs layout is open and practical, with the master suite on the main level, complete with a X-large walk-in closet, office space, and easy access to one of two laundry areas. It’s designed to live comfortably day-to-day, not just look good.
Upstairs, you’ll find two large bedrooms, each with its own private loft area that works well for studying, relaxing, or extra storage. There’s also a full bathroom and a wide open space that can be used for entertainment, a second living area, or a place for the kids to hang out. The home is built with 6-inch spray foam and closed cell in the ceiling, making it efficient and easy to heat and cool year-round.
Outside, the setup is ready for both work and recreation. A breezeway runs the full length of the home, connecting to two horse stalls with water and electricity already in place. The property is set up for rotational grazing with multiple fenced paddocks, all tied together with high-output electric fencing. The entire perimeter is fenced, with additional fencing around the yard to keep livestock and living space separate. A gated entrance with an electronic gate, underground power lines, and a whole-home generator all add to the functionality and reliability of the place.
There’s no shortage of space to enjoy yourself here either. A full-length covered front porch gives you a spot to catch sunrises or unwind in the evenings. The property also includes a solid-built jungle gym, a 14x60 netted batting cage, and a 40x60 breeding pen with covered protection. A newer 16x32 pool sits off to the west side with a large deck that’s set up for relaxing, watching the kids, or hosting friends. There’s also a 30x30 covered area that works well for gatherings, rain or shine.
This place is built strong and laid out in a way that gives you options. The breezeway could be enclosed to add roughly 1,500 more square feet of living space if needed, and there’s an attached two-car open-sided structure already in place. Located just minutes from local schools, with productive rotational grazing ground maintained using natural fertilizer methods giving it a future organic certified potential. The well maintained yard looks more like a turf field than a yard, this is a property that works just as well for a small farm as it does for a full-time home.

Boone County - 10642 Fancher Dr, Harrison, AR
"Nothing left to be desired." That is what you say when you walk away from this world-class recreational ranch. This stunning ranch is loaded with so many features that make it both unique and desirable for all outdoor lovers. As you access the land from the well-maintained county gravel road, you are greeted with multiple quality access points, five-strand barbed wire fencing, and end-of-the-road privacy and seclusion. A newly constructed custom 2,700 sq ft home is built with functionality and comfort at top of mind. An additional detached oversized garage offers ample storage for equipment or vehicles. There is a charming 900 sq ft farmhouse, maintained very well, is partially remodeled, has a small shop/outbuilding, and makes for an ideal ranch house or hunting camp. A private gated entrance and well-manicured grounds make it both appealing and cozy. The property boasts rural water, making the farming possibilities endless. Just past the quaint homesite at the end of the road is the main entrance to the property; this excellent access is level and large enough for any equipment you may need. As you pull in, there is a 30x50 metal shop building with two large bay doors, a 15' awning, concrete floors, and 220 electric service. The ranch is comprised of 2 main topographical features: the open ridge top and the stunning creek bottom. The "top" part of the land is simply mesmerizing with lush and established hay meadows, open lanes and trails, food plots, massive hardwood flats, and five ponds. The largest and most notable is the small lake loaded with life, being spring-fed; it is stocked with fish, has newer aerators, a large fountain, has over 1,500 ft of incredibly level shoreline, and boasts approximately 3 acres of water. The setting is tranquil and peaceful as you sit amongst the towering white oak and red oak trees that create a park-like environment around the beautiful lake. The trail system is amazing, with approximately 2.5 miles of trails, all of which can easily be navigated by vehicle. As you take one of the several trails off the mountain to the valley below, you drive through some of the most pristine, mature, marketable, and beautiful hardwood timber I've seen in the Ozarks. This hardwood stand is predominantly white oak, red oak, walnut, and hickory. The massive trees tower along the road as you make your way below. Numerous massive flats run along the hillside, creating almost a stairway from the ridgetops to the bottoms, and offer ample hunting, trail riding, and exploring. When you arrive in the valley, you must catch your breath again. Scenes straight from a movie jump out at every turn. The famous Osage Creek flows through the ranch for under 3.5 miles on both sides! There are at least five springs on the property that feed the creek and create multiple water sources throughout the timber and bottoms for livestock or wildlife. There is also a seasonal waterfall in the wetter months. The lush hay fields in the bottom are amazing and add to this unique place's diversity. Another almost 7 miles of trails/roads get you all over the timbered hills and fertile bottoms that blanket the creek. As you can imagine, all of these pristine features culminate to create one of the diverse and desirable hunting tracts the region has to offer. The saturation of wild game is awe-inspiring and makes for an outdoor lover's paradise. The property has historically produced excellent whitetail deer, turkey, and bear. And even elk call this mecca their home. It's not uncommon to see multiple elk herds and bachelor groups of massive bulls throughout the summer and early fall. This region is known not just for the stunning bull elk but also for massive whitetail bucks. The black bear population is high, and some gigantic black bears have been seen roaming the hillsides. And in the spring, the thundering gobbles of the resident tom turkeys fill the valley. Decades of trapping have been implemented, adding to the diversity and the health of the wild game. As the sun sets across the breathtaking landscape of the Ozark Mountains, the handiwork of God is all over this special place. All of the attributes that make up a world-class ranch come together like a symphony to create one of the most impressive pieces of land you will find. The icing on the cake? How about just 25 minutes to the famous Buffalo National River headwaters in Ponca, AR! A lifetime goes by before another tract like this comes along. Don't wait. Call today for your private showing.
