Major Greene County, Iowa Farmland Auction - September 25, 2025 at 10AM in Grand Junction, Iowa!
Tract 3 consists of 160 acres m/l with 156.30 FSA cropland acres. Of the cropland acres, 153.40 acre currently farmed, with the remaining 2.90 acres enrolled in the Conservation Reserve Program (CRP). See the attached 'CRP Map'. The row-crop acres have a CSR2 soil rating of 69.5. Access to the farm is from V Avenue. This tract is located in Section 28 of Junction Township, Greene County, Iowa.
CRP Contract Details:
Contract #12147 - 2.90 Acres enrolled in a Grass Filter Strip (Practice CP21) with an annual payment of $870 ($300/Acre). This contract is set to expire in September 2039.
Part of the tract lies in the lower half of Drainage District #169. This drainage district only has open ditches as apart of its current drainage infrastructure. An open ditch runs along a majority of the western boundary, and forks just south of the Louis Dreyfus ethanol plant next to the farm. See the attached 'Tile Map' for more details.
Pipeline Easements & Information
There is a Summit Carbon Pipeline Easement Agreement on 152.673 acres, excluding 7.327 acres in the southeast corner of the tract. The easement is 50 feet in width and permanent, with temporary construction easements in place as well. Summit Carbon has paid for this easement, although the pipeline has not yet been built. This easement is considered 'Phase 1', and there is a 'Phase 2' Easement Agreement that will be needed for Summit to continue their pipeline project; it has not been signed by the current owners. The Phase 2 pipeline comes from the south and meets with the pipeline in the northwest corner. It includes a permanent 50-foot wide easement covering 2.34 acres. Another pipeline easement with the Louis Dreyfus Commodities Grand Junction, LLC from 2009 exists on the property. This easement includes a 50' wide strip of land, allowing Louis Dreyfus to construct, maintain, or repair a pipeline. Currently, no pipeline has been constructed under this easement.
Additionally, a gas transmission pipeline runs through the eastern side and northern half of the property. See the attached 'Gas Transmission Pipeline Map' for approximate location.
Underground Electrical Easement
There is an Underground Electric Line Easement with Interstate Power and Light Company on the tract. This easement covers 10 feet in width, lying parallel and adjacent to the west property line of the property.
Beaver Creek Wind Project

Auction Method: The tracts will be sold via Public Auction on Thursday, September 25th, 2025, at 10:00 AM at the Grand Junction Community Center - Lincoln Highway Room in Grand Junction, Iowa. Tracts 1-6 will be offered on a price-per-acre basis using the "Buyer's Choice" auction method, where the high bidder can take, in any order, any or all tracts for their high bid. The "Buyer's Choice" auction will continue until Tracts 1-6 have been purchased and removed from the auction. Tract 7 will be offered on a "Whole Dollar Basis" after Tracts 1-6 have sold. The tracts will not be offered in their entirety at the conclusion of the auction. This auction can also be viewed through a Virtual Online Auction option, and online bidding will be available.
Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number to bid at the auction. Peoples Company and its representatives are agents of the Seller. Winning bidder(s) acknowledge they are representing themselves in completing the auction sales transaction.

Farm Program Information: Farm Program Information is provided by the Greene County Farm Service Agency. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc., are subject to change when the farm is reconstituted by the Greene County FSA and NRCS offices.
Earnest Money Payment: Tracts 1-6 will require a 10% earnest money payment on the day of the auction. Tract 7 will require a $10,000 earnest money payment. The earnest money payments may be paid in the form of cash or check. All funds will be held in the Peoples Company Trust Account.
Closing: Closing will occur on or before Tuesday, November 11th, 2025. The balance of the purchase price will be payable at closing in the form of cash, guaranteed checks, or wire transfers.
Possession: Possession of the land will be given At Closing, Subject to the Tenant's Rights.
Farm Lease: The farm lease has been terminated, and farming rights are open for the 2026 growing season.
Windpark Easement Agreements: All Windpark Easement Agreements will be assigned to the new Buyer(s) at closing. All 2025 income related to the Windpark Easement Agreements will be retained by the seller, and all future lease payments will be to the new Buyer(s).
CRP Contracts & Payments: Tracts 3, 4 & 6 are subject to Conservation Reserve Program contracts. Seller and any other participants listed in the contracts will assign the CRP contracts to the Buyer(s) as of the Closing Date, and Buyer(s) shall assume all obligations of the CRP contracts.
Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit the required earnest money payment into the Peoples Company Trust Account. The Seller will provide a current abstract at their expense. The sale is not contingent upon Buyer financing.
Financing: The purchasers obligation to purchase the Property is unconditional and is not contingent upon the Purchaser obtaining financing. Any financial arrangements are to have been made before bidding at the auction. By the mere act of bidding, the bidder makes a representation and warrants that the bidder has the present ability to pay the bid price and fulfill the terms and conditions provided in the Contract.
Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Seller. Not all tract and boundary lines are fenced, and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.
Surveys: A survey will be provided for Tracts 1 and 7. No additional surveying or staking will be provided by the Seller.
Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property will be sold on an As is Where is basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a "Price Per Acre" amount. Peoples Company and its representatives are agents of the Seller. The winning bidder acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made on auction day by the Auctioneer or Listing Agents will take precedence over all previous marketing material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
