The Agua Verde Ranch is located just six miles east-northeast of Hondo, TX, with frontage on FM 2676. It's actually in the old ghost town of New Fountain, which was part of Henri Castro's string of settlements throughout the Medina River Valley. New Fountain was established in 1846, around a newly discovered water source, deriving it's name from that spring. By about 1860, New Fountain had a post office, church, mill and a stagecoach stop on the old San Antonio-El Paso Road. The Agua Verde is situated on the banks of the Verde creek, and is a turnkey showplace. The ranch consists of approximately 192 acres, with around 70 acres of which are irrigated and have been sprigged in permanent grass. Three new Valley pivots have been added in addition to an Edwards irrigation well. The irrigation well is 3-phase electric, centrally located and produces 800 gpm. 120 acre/ft of unrestricted Edwards water rights are included with the sale of this ranch. The majority of the land is gently sloping, with fertile soils that have been farmed for many years. Huge live oaks are scattered across the ranch, providing shade for the cattle. The Agua Verde is fenced and cross-fenced, with water troughs throughout. The majority of the fencing is new, net-wire and low-fence. A new set of cattle pens is also on the ranch, complete with a covered working area and additional cattle shade. The ranch is divided into three large pastures, with irrigation in each of them. A smaller trap is located adjacent to the pens and the Verde creek has been fenced out entirely. There are double-gates into each pasture, for moving larger equipment and gates for accessing the water holes in the creek. A stock water well is located near the pens, with water being distributed throughout the ranch. All piping to the water troughs is new. The water troughs are heavy wall steel and concrete. They have been installed on pads and include tamper-resistant float valves. A new custom residence has recently been constructed on the ranch. Its a 3000 sf. 3/3 modern farmhouse style home shaded by huge oaks. An expansive open living area, huge front and back porches, high-end finishes and plenty of natural lighting combine to make this residence a place you will want to spend your time. A new barn has been constructed, near the front of the property. It has been perimeter-fenced, providing secure yet accessible equipment and hay storage. The barn is approximately 80x80. At the southern edge of the property, sits an old homestead. Tucked away under large oaks, is a small farm house with a freshly remodeled exterior.
