Medina County - Hondo, TX
Two Creeks Ranch, 758 acres located just 30 minutes west of San Antonio in Medina County, is a memory-making, live-water destination designed to make family, friends or business associates feel right at home in natural Texas.
When guests enter the simple, but elegant front gate on County Road 451 they are struck by the oak-lined, chip-sealed Knippa stone driveway and the flanking irrigated pecan orchard with more than 500 productive trees. Landscaping throughout was designed and installed by the late Marc Tellepson and the late Mark Scioneaux, both of Houstons famed Tellepsons Landscaping Company. The ranch has additional frontage on County Road 455.
By the time guests arrive at the main compound featuring the two dogtrot lodges that reflect Texas pioneer heritage and the adjoining renovated barn and primary gathering space known as the Party Barn, they know theyre somewhere special.
The Land
Nestled in an ecological transition zone, Two Creeks, as the name implies, offers the beautiful live water and legacy oaks of the Hill Country and the varied brush that marks superlative wildlife habitat in South Texas. In addition to majestic live oaks, the ranch is shaded by native pecan trees in the bottomlands of Hondo and Verde Creeks and old-growth bull mesquite throughout.
The Water
The creeks border the ranch on two sides. Verde Creek, which is a year-round creek, courses through the ranch for 1.7 miles on the east, providing private access to both banks. Hondo Creek runs along the south border for about 1.85 miles.
A 7 acre lake that measures about 22 feet at its deepest point is stocked with bass, perch and forage fish. It is peanut-shaped with a jutting peninsula, which maximizes bank frontage and allows for plenty of angling fun. In case guests prefer to swim, carefully stacked native rocks create the perfect place to launch into the lake.
Groundwater is also plentiful. Two Creeks Ranch has two center pivots supplied by an Edwards Aquifer irrigation well with 60 acre-feet of transferable Edwards water. There is an additional well on the property.
The Wildlife
Two Creeks Ranch has been managed primarily for doves, but whitetail deer, feral hogs, free-ranging exotics abound. A variety of varmints, small game and non-game species also call the low-fenced ranch home.
The Lifestyle
Guests can sharpen their shooting skills and pass an enjoyable afternoon at the five-stand skeet range outfitted with six movable trap houses. Once the smoke has cleared, they can congregate at the nearby Gun Room, a 945 square foot gathering space that includes a wet bar, drink coolers, a 72-inch TV as part of the indoor sitting area, gun lockers, WiFi and a built-in sound system.
For those who prefer to be outdoors, a 1,850 square-foot covered porch area, located between the Gun Room and the skeet range, is the perfect spot. Guests can sit in the shade of two ancient live oaks as they enjoy conversation and a cool breeze.
Accommodations
A set of two identical 3,130 square-foot dogtrot lodges, crafted from reclaimed and washed barnwood epitomize the clean country style that defines Two Creeks Ranch and serve as the main compounds focal point. Unlike their historical Texas predecessors, the dogtrots are enclosed.
Each lodge, outfitted with WiFi, a built-in sound system and wood burning fireplace, sleeps up to 12 people. The spacious porches, on front and back, make it easy to take the conversation outdoors.
The downstairs encompasses 2,072 square feet and includes four bedrooms with two double beds, a coffee bar, TV and a private bath with heated floor. The upstairs features two king suites with a coffee bar, TV and a private bath with heated floor.
A short walk down a crushed granite path bordered with concrete brings guests to the 11,600-square-foot Party Barn. Crafted from an existing barn, the Party Barn combines entertainment and dining space with storage and workspace under one roof.
The dining hall and the state-of-the-art, custom chefs commercial kitchen encompass about 2,000 square feet and can accommodate up to 50 guests for special events. The mesquite-topped bar is set off by the shiplap walls adorned with metal touches reminiscent of modern ranchhouse style.
The interior of the Party Barn also includes two big screen TVs, shuffleboard, video golf and Buck Hunter as well as self-serve drink coolers, WiFi, a built-in sound system and two restrooms.
An outdoor pass-through transitions into a 3,600 square-foot work barn, which includes a gym and loft storage area. In addition, there are three small apartments: the 180 square-foot bunk room has four bunkbeds and a private bath; the 216 square-foot apartment, known as Joes Room, has a queen bed and a private bath; and the 430 square-foot downstairs room has two queen beds and a private bath.
Because a party is even better outdoors, the Party Barn has a 3,000 square-foot covered porch shaded by Mexican sycamores. The porch has a built-in sound system, a TV, large outdoor fans, a fire pit and an outdoor bar with an ice machine.
A second compound, featuring the Casa Verde House, the Ranchero House and a large storage barn, is easily accessible over improved ranch roads.
The newly renovated, two-story Casa Verde House encompasses 2,000 square feet with the bonus of a wraparound porch. The downstairs is dedicated to fun with a wet bar and shuffleboard. It also includes a restroom.
The upstairs features a full kitchen and laundry room as well as a king suite with a private bath and bedroom with a queen bed and two doubles. A full bath completes the upstairs.
The nearby three-bedroom/two-bath Ranchero House, a traditional ranch-style home, features a front porch as well as a screened porch. A kitchen office, laundry room, covered carport and detached game room round out the space.
Water is delivered to all these houses by the Yancey Water Supply Corporation.
Infrastructure
The 5,900 square-foot Maintenance Barn, located in proximity to the main compound, is the site of the covered game cleaning station as well as the walk-in refrigerator and freezer. It also includes restrooms and additional storage.
The 800 square-foot Laundry Building is conveniently situated within easy reach of the dogtrot lodges and Party Barn. Despite its utilitarian purpose, the stone building is one of the ranchs most beautiful.
The main compound also has 3,000 square feet of covered parking. The ranch roads are caliche or improved, built-up dirt roads.
All furnishings with the dogtrots as well as the entertainment area and commercial kitchen transfer with the sale.
In addition, the 22,500 square-foot Hangar Barn, made from a converted airplane hangar, provides both individual storage rooms as well as loft storage rooms.

The established road system makes every corner of the property readily accessible for livestock management, wildlife observation, recreational activities, or future development.
The ranch showcases expansive open pastures that provide excellent grazing opportunities for cattle, horses, and other livestock. The gently rolling terrain offers multiple building sites with beautiful panoramic views of the surrounding Hill Country landscape. Mature native grasses, scattered trees, and open spaces combine to create an attractive setting that balances productivity with natural beauty.
One of the property's most impressive features is its scenic live water, a highly desirable characteristic that enhances both the beauty and functionality of the ranch. Live water not only provides a valuable resource for livestock and wildlife but also creates a peaceful environment perfect for enjoying nature throughout the seasons. Complementing the live water is a large tank that serves as both a practical water source and a stunning focal point for the property. Whether watching wildlife gather along the shoreline, fishing with family, or simply relaxing by the water's edge, this picturesque feature offers countless opportunities for enjoyment.
Overlooking the large tank is a beautifully positioned pavilion designed to maximize the incredible views. Complete with outdoor lighting already installed, this inviting gathering space is ideal for entertaining family and friends, hosting cookouts, celebrating special occasions, or simply enjoying quiet evenings under the Texas sky. Imagine ending each day watching spectacular Hill Country sunsets reflected across the water while surrounded by the peaceful sounds of nature.
Beyond its outstanding recreational appeal, this ranch offers the kind of versatility that is increasingly difficult to find in today's Texas land market. Whether your vision includes establishing a family compound, creating a corporate retreat, operating a weekend Airbnb or guest ranch, or simply enjoying the privacy and freedom that comes with owning quality acreage, this property is uniquely positioned to accommodate a wide range of possibilities. The combination of existing infrastructure, accessible terrain, and multiple utility connections allows future owners to move forward with improvements while preserving the property's natural beauty and rural charm.
The gently rolling topography creates an ever-changing landscape that is both functional and visually captivating. Large open meadows transition into scattered stands of mature hardwoods, offering shade for livestock and ideal habitat for native wildlife. Every season brings a different perspective, from vibrant spring wildflowers and lush green pastures to the rich colors of autumn and the crisp, clear winter skies that make Texas sunsets unforgettable. The ranch provides numerous scenic locations for future homesites, each offering long-range views and exceptional privacy.
For those who enjoy entertaining, the property is perfectly suited for hosting family gatherings, holiday celebrations, outdoor weddings, company retreats, or weekend barbecues. The pavilion overlooking the tank creates a natural gathering place where friends and family can enjoy fishing, cookouts, and evenings around a fire while taking in peaceful waterfront views. There is ample room to expand with additional guest accommodations, a custom residence, equestrian facilities, or recreational amenities such as a swimming pool, outdoor kitchen, or event barn.
Investors will also appreciate the long-term value associated with improved ranch properties in this highly desirable region of Texas. As larger tracts continue to become more difficult to acquire, properties featuring live water, established utilities, quality road systems, and existing improvements continue to command strong demand. The groundwork has already been completed, allowing a new owner to focus on customizing the ranch rather than starting from scratch.
The existing gravel road network not only provides convenient access throughout the property but also makes routine maintenance, fencing projects, livestock management, and future construction significantly more efficient. Whether traveling by pickup, tractor, UTV, or horseback, every area of the ranch remains easily accessible throughout the year.
This is more than simply a piece of land—it's an opportunity to build a legacy that can be enjoyed for generations. From teaching children to fish along the tank, watching white-tailed deer emerge at sunrise, gathering with friends beneath the pavilion, or riding horseback across the open pastures, every acre offers opportunities to create lasting memories. Few properties combine natural beauty, recreational enjoyment, agricultural productivity, and future development potential as seamlessly as this exceptional Texas Hill Country ranch. With its rare combination of live water, dual utility services, multiple concrete slabs, excellent accessibility, and prime location, this property represents an outstanding investment in both lifestyle and land ownership for years to come.
Outdoor enthusiasts will appreciate the exceptional recreational opportunities this property provides. The combination of open pasture, native habitat, live water, and natural cover creates excellent conditions for wildlife. The ranch offers outstanding opportunities for hunting, wildlife photography, bird watching, hiking, horseback riding, ATV adventures, and countless outdoor activities. Whether you're seeking an active weekend retreat or a peaceful escape from city life, this property offers year-round enjoyment.
For those interested in agricultural operations, the ranch is well suited for cattle production, hay production, horse facilities, or other livestock enterprises. The productive pastureland provides flexibility for both experienced ranchers and those looking to establish their own agricultural operation. The existing infrastructure helps simplify future improvements while preserving the property's natural character.
One of the most valuable aspects of this ranch is its existing utility infrastructure. The property includes two water meters and two electric meters, providing tremendous flexibility for future expansion or multiple improvements. Whether you envision building a primary residence with a guest home, creating multiple homesites for family members, constructing barns or workshops, or developing additional ranch facilities, the utilities already in place significantly enhance the property's value and reduce future development costs.
Adding even more versatility are several existing concrete slabs located throughout the property. These slabs provide an excellent foundation for future buildings, equipment storage, barns, workshops, guest accommodations, and other improvements. Having these existing structural elements already in place offers substantial savings in both time and construction expenses while allowing future owners to customize the property according to their individual needs.
The property's location offers the ideal balance between peaceful country living and modern convenience. Situated just outside Castroville, often referred to as the "Little Alsace of Texas," you'll enjoy easy access to local shopping, restaurants, schools, and community events while maintaining the privacy and tranquility that only ranch ownership can provide. The ranch is also conveniently located within commuting distance of San Antonio, making it an excellent choice for those who desire a country lifestyle without sacrificing access to employment, healthcare, entertainment, and major transportation routes.
The proximity to San Antonio further enhances the investment potential of this property. As surrounding areas continue to experience growth and development, larger acreage properties with quality improvements, live water, and existing infrastructure become increasingly desirable. Whether purchased as a primary residence, recreational property, investment, or family legacy ranch, this property offers long-term value in one of Texas' most sought-after regions.
Nature lovers will appreciate the diversity of native wildlife and vegetation found throughout the ranch. Seasonal wildflowers, mature native trees, and open grasslands create an ever-changing landscape that showcases the natural beauty of the Texas Hill Country. Early mornings often bring breathtaking sunrises over the pastures, while evenings provide unforgettable sunsets and incredible stargazing opportunities away from city lights.
The ranch also offers outstanding potential for equestrian enthusiasts. The open terrain, accessible road system, and abundant grazing make it well suited for horse owners seeking room to ride and enjoy the outdoors. Whether building a custom horse facility or simply enjoying leisurely trail rides across your own private acreage, the possibilities are virtually endless.

Broken Compass Ranch is 580 +/- acres of authentic South Texas country waiting for someone with a vision. It's the kind of place where every sendero, every ridgeline, and every creek crossing holds another opportunity. Rather than inheriting decades of someone else's improvements and management decisions, Broken Compass Ranch gives you something far more valuable—the freedom to create exactly the ranch you've always imagined.
The brush is thick where it should be, the views stretch farther than expected, and the water is already in place. Whether you're building a first-class hunting operation, establishing a private recreational retreat, or simply investing in one of the strongest land markets in Texas, Broken Compass Ranch offers the rare chance to start with exceptional bones and make it entirely your own.
Location
Broken Compass Ranch is located approximately 10 miles from D'Hanis in northern Medina County, tucked quietly south of Highway 90 among large neighboring ranches that preserve the privacy and character of the surrounding landscape.
The property sits only 20 minutes from Hondo and the South Texas Regional Airport, while downtown San Antonio is roughly an hour away. It's close enough for spontaneous weekends yet far enough that once you close the gate behind you, the outside world quickly disappears.
This portion of Medina County has long been recognized for its outstanding wildlife, productive native brush, and excellent accessibility, making it one of South Texas' most desirable recreational ranch markets.
Landscape
Broken Compass Ranch is everything people picture when they think about classic South Texas.
Rolling country covered in guajillo, blackbrush, mesquite, and native browse stretches across the ranch, creating an environment that naturally holds wildlife while offering beautiful long-range views from the higher elevations. The brush density is exactly what experienced hunters hope to find—thick enough to provide outstanding bedding cover while still allowing room to create senderos, food plots, and hunting setups wherever desired.
A beautiful unnamed tributary quietly winds through the ranch, changing the entire feel of the landscape. Mature bull mesquites tower above fertile bottomlands while stronger native grasses thrive beneath their canopy. The creek corridor creates natural movement patterns for wildlife while breaking up the brush country with an entirely different ecosystem.
Every acre feels purposeful. Every draw leads somewhere worth exploring.
Water Features
Water has always been one of the defining ingredients of a great South Texas ranch, and Broken Compass Ranch is well positioned for both immediate enjoyment and future enhancement.
The ranch is served by an Edwards aquifer water well, providing dependable groundwater across the property.
The unnamed tributary that crosses the ranch is more than just a drainage—it becomes the backbone of the property. Large hardwoods follow its course while seasonal pools and lush bottomlands provide excellent habitat for wildlife throughout the year.
The combination of groundwater, mature creek habitat, and favorable topography gives the next owner numerous opportunities to further enhance the ranch through additional water improvements should they choose.
Improvements
One of the greatest strengths of Broken Compass Ranch is what isn't here.
Instead of expensive improvements that may not match your vision, the ranch offers the opportunity to build exactly what you want from day one. Whether that's a modern hunting lodge overlooking the hills, a classic South Texas headquarters, guest cabins, equipment barns, or simply a comfortable weekend camp, the ranch provides the infrastructure and setting to make it happen.
With dependable water already established and excellent access throughout the property, much of the heavy lifting has already been done. The rest is entirely yours to imagine.
Wildlife
Broken Compass Ranch was built by nature to be a hunting ranch.
The thick native browse, productive creek bottoms, dependable water, and varied terrain create exceptional habitat capable of supporting an outstanding wildlife program. Even more unique, the seller is offering, with an acceptable offer, a credit toward stocking the ranch with the buyer's preferred wildlife, allowing the next owner to build a hunting operation around their own goals instead of inheriting someone else's.
Whether your dream centers around trophy native whitetails, carefully selected exotics, or a combination of both, Broken Compass Ranch provides the rare opportunity to start with outstanding habitat and create something truly special from the ground up.
Use & Investment
Properties like Broken Compass Ranch have become increasingly difficult to find—not because of what has been built, but because of what can still be built.
Its size, location, dependable groundwater, and exceptional habitat make it equally attractive as a family hunting ranch, weekend escape, future legacy property, or long-term investment. Buyers are no longer simply purchasing acreage—they're buying the opportunity to shape one of the last blank canvases remaining in a region where quality ranches continue to become more difficult to acquire.
Summary
Broken Compass Ranch isn't a ranch that's already been finished—it's a ranch waiting to become someone's masterpiece.
With 580 +/- acres of exceptional South Texas brush country, dependable groundwater, scenic creek frontage, outstanding wildlife habitat, and the rare opportunity to build a completely customized hunting program, the ranch offers something increasingly uncommon: freedom.
Freedom to decide where the lodge belongs. Freedom to shape the wildlife program. Freedom to build family traditions instead of simply inheriting someone else's.
For the buyer who has always wanted to create their South Texas ranch—not buy someone else's—Broken Compass Ranch offers a rare opportunity to start with exceptional land and write the next chapter yourself.
