TOPOGRAPHY, RANGELAND & HABITAT The ranch is gently sloping from west to east with elevation ranging from 480 feet to 410 feet down at Medio Creek. Recently, the owners root plowed and disced roughly 150 acres and the recruitment of new native grasses has been excellent. The cleared area will be great for running cattle, hunting quail and shooting doves around the ponds. In the "back" portion of the ranch, the brush was left untouched and is a sanctuary for whitetails and native game. WILDLIFE Consistent with the area, the ranch will have an abundance of whitetail, dove and quail. This area of the county is known to grow trophy whitetails and the owners have not hunted deer on the ranch in years so the age structure should be there for the new owner the enjoy. In the area that has been cleared of brush, the quail population should be good with the great spring and summer rainfall we have been getting. AGRICULTURE Current ownership has been operating the ranch as a cow/calf operation and the ranch has been set up in a "pie" shaped pasture system to push cattle from the outside in when they rotate pastures. IMPROVEMENTS There is a set of working pens in the center of the ranch and the ranch is fenced into several pastures. WATER The ranch has 4 surface tanks, one of which is nearly 1.5 acres. Medio Creek cuts through the northeast corner of the ranch as well providing rainwater catchment to the larger of the stock tanks. There is El Oso "county" water running along CR 154 and there is a water meter if someone wants to bring water into the ranch.
