Bee County - Tulsita, TX
A great mix of prime browse, rolling topography, scattered oaks, ample water, and good soils make the Dos Colinas Ranch one to see for buyers looking for a high fenced ranch that they can put their own finishing touches on. This ranch is a great opportunity to shape a ranch into just what the new owner would like it to be, while benefiting from significant work by the current owner in the way of water development, enhancement of the deer herd, and the introduction of exotics.
LOCATION
Located just 20 miles north of the conveniences of Beeville, in northern Bee County, Dos Colinas Ranch is approximately 180 miles from Houston, 125 miles from Austin, and 75 miles from San Antonio and Corpus Christi.
Access is via a paved county road to the gate, where a fee owned 60’ wide strip/ranch road leads to the main entry to the ranch.
TOPOGRAPHY, RANGELAND & HABITAT
Located in the northern reaches of the South Texas Brush Country, this area averages approximately 30 inches of rainfall per year. A rolling property with a pair of +/- 80 foot hills, approximately 75% of the soils are sandy loam and sandy clay loams, excellent for grass for quail habitat and browse for deer. Elevations range from 370' - 480'. There is ample water for wildlife spread around the ranch via 5 well-fed tanks and several troughs.
Along with the hardwoods and mesquites, there is high quality browse including guallio, blackbrush, guyacan, granjeno, brasil, and lime prickly ash, among others. Grasses are predominantly a mix of natives such as windmill, side oats gramma, and three-awn.
WILDLIFE
At the time of this writing, there are twenty bred does fawning in the soft release pen. These does and the breeder bucks are South Texas genetics, and should produce some exceptional bucks. Additionally, there is a herd of 15 scimitar-horned oryx that are a mix of mature and younger (currently pre-breeding age) animals. As a bonus, there are at least a couple of Axis does on property.
The turkey population on this ranch and area in general is excellent, and dove hunting can be great, particularly at the tanks. On a recent, short walk through some of the medium-thick country, several pairs of quail were flushed, which is not surprising given the soils and habitat.
IMPROVEMENTS
There are no vertical improvements on the ranch. There are multiple locations with electrical and water access that would make good homesites.
WATER
There are two electric wells and one solar installed by the current owner in 2024, plus an older electric well. All are piped to troughs and or small tanks spread around the ranch to insure water is close by for game.
MINERALS
Surface only (owner has no minerals). There are two older gas wells on the property that are active.

Approximate Travel Times:
Beeville: 31 Minutes
Kenedy: 21 Minutes
Downtown Houston: 3 Hours and 5 Minutes
Downtown San Antonio: 1 Hour and 26 Minutes
Improvements:
Behind the new custom gate entrance is an all-weather road leading down to the ranch’s building improvements. The building improvements on the Twin Oaks Ranch are centered around the outdoorsman and recreational landowner. The residential improvements consist of a new 1,620 square-foot manufactured home with 4 bedrooms, 2 bathrooms, and an open floorplan layout. This new home features numerous upgrades, along with spacious attached front and rear porches and an oversized three-vehicle carport. Additional improvements include a custom shop and three-sided lean-to shed. The custom shop measures 40’x70’ with three full-size roll-up doors and a game cleaning station located under the overhang. The shop is plumbed with both water and electricity and comes with an oversized ice maker, outdoor refrigerator, and stainless-steel sink and tables. Located behind the shop is the covered lean-to that measures 30’x40’ and is used for equipment storage. All-weather road material has been brought in to make the ranch and headquarters accessible even in times of heavy rain. A 500-yard shooting range has also been built to add additional recreation to the mix. Whether you're looking for a weekend retreat or a full-time residence, Twin Oaks Ranch offers a rare combination of quality improvements and outstanding recreational opportunities.
Water:
Water is supplied by a water well located at the headquarters. This well supplies water to the home, ship, and two of the three ponds on the ranch. The current owner built three ponds to ensure adequate water for both deer and bird hunting. These ponds have poly line running to them, ensuring a reliable water source even during dry years. There are two large concrete water troughs that hold water as well.
Wildlife:
The wildlife program on the Twin Oaks Ranch has been highly successful. This ranch is low fenced with few neighbors and little hunting pressure. Wildlife in this area consists of white-tailed deer, Rio Grande turkey, javelina, and feral hogs. The bird hunting in this area can be excellent for mourning and white-wing dove, especially around the ponds. Due to the strong surface water and improved habitat, bobwhite quail hunting has been exceptional as well. The ranch also comes furnished with four new 5’x7’ metal tower blinds and four new stand-and-fill corn feeders.
Habitat:
The habitat consists of mostly heavy South Texas brush with scattered mature live oak trees mixed in. The Dry Medio Creek meanders along the north side of the ranch and offers a habitat unlike other parts of the ranch. The majority of the tree and brush species consist of mesquite, blackbrush, colima, huisache, and live oak trees. The current owner has selectively cleared around many of the mature live oaks, opening up the landscape and enhancing views throughout the property. In addition, motte-style brush areas have been established to provide premium cover and habitat for quail, while several open fields have been created to allow for seasonal planting. Some select areas have already been planted in native grass seed to increase grass and forage diversity for the wildlife. The road system provides outstanding access throughout the entire ranch. The ranch has also not had cattle in some time, and the grass is recovering very well, even in the current drought. Ponds and concrete water troughs are strategically distributed across the property, ensuring dependable year-round water for wildlife. Due to the habitat and water resources, this ranch could also support a combination hunting and cattle operation.
Electricity:
Electricity has been run to the headquarters area and comes in from the southeast corner of the property.
Topography:
The ranch has strong topography and features approximately 100’ of elevation change throughout the ranch. The highest point on the ranch is on the southwest, while the lowest point on the ranch is along the Dry Medio Creek in the northeast.
Minerals:
Surface sale only. No owned minerals and no surface production on the ranch.

Bee County - County Road 143, Pawnee, TX
Uniquely positioned as an exceptional cattle operation in northern Bee County, the 1,213+/- acre Stahl Ranch provides a turn-key opportunity to enter into exceptional grass pasture with accompanying mixed brush. The ranch is cattle forward with excellent pasture, water distribution, pens and great access on its east and south side. With quality soils, newly root plowed and seeded pastures, the best is yet to come for this property. The added bonus of roughly 600 acres of quality brush and riparian areas brings value to the recreational users with a good population of deer and other native game.
LOCATION
The ranch is situated in northern Bee County. The ranch is 10 miles south of Kenedy, 70 miles from Corpus Christi, 60 miles from San Antonio, 135 miles from Austin, and 160 Miles from Houston. The ranch can be accessed from 3 points: County Road 141, County Road 138 and County Road 143.
TOPOGRAPHY, RANGELAND & HABITAT
The ranch has gentle undulation, providing views and drainages with elevation ranging from 520' to 440'. In the past 2 years, the landowners root plowed, stacked, and burned roughly 660 acres of the ranch. After they were done with the clearing and burning, the owners drilled in a 5 way Bermuda grass blend. The recruitment was great with quality rainfall after planting the pastures, allowing for root establishment and good grazing. They did not clear in the riparian and heavily drained areas, providing quality mixed brush and open country for the deer and quail that thrive on the property.
WILDLIFE
Bee County can produce quality quail numbers, and this ranch, being more open in nature, could be managed for quail populations. In the more densely covered areas that were not cleared, there are deer and other native game. Bee County is also known for great dove hunting around the ponds in the evening. This ranch has not been hunted in years lending to someone that wants to build up a great game ranch.
AGRICULTURE
The owners have been operating this property as a cattle ranch for generations, and the setup is great to continue the same. With the recent brush work and seeding efforts, the ranch will be in the best grazing shape it has been in decades.
IMPROVEMENTS
There are 2 sets of working pens. One set is centrally located and is connected to a lane that runs the length of the ranch. This lane connects 8 of the 13 pastures for easy movement of the herds. The second set of pens is on the western side of the ranch to gather and sort the far west pastures.
WATER
Water is an easy solution on the ranch with 3 water wells distributing water to troughs in each pasture. There are also 11 tanks on the ranch, which provide pasture water but also serve as great dove shooting areas.
ELECTRICITY
There is electricity throughout the ranch.
MINERALS
This is a surface only sale. The seller will provide approved future drill site locations on the boundary lines of the ranch if desired by a potential buyer, so as to not impede on the aesthetic and function of the ranch.
EASEMENTS
There is a pipeline easement through the property, and there is currently an active wind lease.
TAXES
The property has an open space ag exemption. Taxes are estimated to be $1501 annually.

It would be a great place to build a permanent residence or a weekend cabin. It is located in northern Bee County and is convenient to both San Antonio and Corpus Christi.
There is a nice roll to the property and a natural drainage that bisects the ranch from north to south. There are larger trees along the drainage and a small pond that could be enlarged to make a nice water feature. The majority of the ranch is prime South Texas brush with scattered live oak trees, blackbrush, persimmon, mesquite, guajillo, and other high-protein browse. The ranch supports a healthy population of game animals and has good grass for cattle.
Improvements: The ranch is perimeter-fenced on three sides, with some old cross-fencing for cattle. Electricity is available on CR 207. New roads have recently been cleared to allow access through the property. There is about 1,450 feet of paved county road frontage, ensuring easy access and multiple opportunities.
Water: A natural drainage that ties into Boggy Creek bisects the ranch providing opportunities to capture water. A water well would need to be drilled. Nearby wells are shown to be 200 to 300 feet deep with good volume.

Minerals: Surface sale only. There is not any oil field activity.
