The Chula Road West and Chula East Tracts will be offered by lump sum sealed bid on Friday, July 11, 2025, at 10:00 a.m. Bids may be submitted for either or both tracts. The Chula Road West Tract is located approximately seven (7) miles northwest of Story and fourteen (14) miles north of Mt. Ida, Arkansas and described as Part of NW lying west of Chula Road, Section 1, Township 1 North, Range 25 West, containing 85 GIS Acres, more or less, Yell County, Arkansas (see attached maps). Access is frontage on Chula / NF 17 Road. Terrain is flat to gently rolling with Narrows Branch Creek. Timber consists of 35 acres of premerchantable 2020 loblolly pine plantation and 50 acres of merchantable mature pine / hardwood. Site index for loblolly pine (base age 50) averages eighty (80) feet on sandy, gravelly, rubbly and stony loam soils. Tract offers excellent timberland investment, immediate income and hunting opportunities. Based on inventory of merchantable timber conducted by Kingwood Forestry in April, 2025, estimated tree counts and timber volumes are as follows: Pine Sawtimber: 2,440 Tons Pine CNS: 91 Tons Pine Pulpwood: 734 Tons Pine Topwood: 515 Tons Red Oak Sawtimber: 10 Tons White Oak Sawtimber: 29 Tons Hardwood Pulpwood: 166 Tons Due to variations in cruising methods, utilization standards, and scaling practices, tree counts and volume estimates cannot be guaranteed.
