The Vail Ranch is located in Imperial County, CA and is approximately 3.5 miles east of the southernmost edge of the Salton Sea. The Subject Property is 492.66 gross assessed acres and 438.03 Water Buy Acres and is comprised of two distinct tracts located within 1.5 miles of each other. The majority of soils on the Subject Property consist of Glenbar clay loam (41.25%), Indio loam (29.02%), and Holtville silty clay (15.32%) all within the Irrigation class 2 subclass w. The remaining 14.41% is a mixture of Vint and Indio very fine sandy loams (2w), Meloland and Hotlville loam (3w), and Meloland very fine sandy loam (3w).
