There are dozens if not hundreds of Indian ruins nearby with easy access. The Navajo Reservoir is only about 20 minutes away with a fabulous boat ramp, state park amenities, very nice marina, restaurant, and store. They also have boat and jet ski rentals at the marina. This lake is roughly 20 miles long and goes all the way into Colorado. Below the Navajo dam and close to the property is the San Juan River, with world class trout fishing. There are lots of experienced fishing guides in the area for both fishing and hunting. 6 miles away (as a crow flies) is Cutter Reservoir and dam. The water is owned by the Navajo Indian Nation, but you can get fishing licenses online with no problem. With a fishing license you can access the water for swimming, fishing, kayaking etc. its remote and a little rough getting back there but well worth the trip. No gas motorized boats allowed on this lake. The surrounding area is BLM land with public access. This lake is rarely visited, and we have had it to ourselves every time we have gone there. This area has some of the largest Mule Deer in the country and has an amazing winter migration of trophy bucks that come down from Colorado. Although this particular elk unit is not a huge trophy elk unit, there are lots of big bulls and the elk population is very plentiful. Neighboring units are some of the best in the nation for trophy elk. Ive never gone and not had an opportunity at a bull. Unit 2 for elk and Unit 2-B for Mule deer. You can also hunt Colorado Elk with an over-the-counter tag with a 1-hour drive from your property to the Durango area or any other of your choosing. Also within an hour is countless rivers, lakes and streams for amazing trout fishing. There are two oil/gas wells on the property that are not owned as part of the property. Mineral rights are not transferable. You can drill a water well, but there is not water on the property at this time. The road in from the highway is less than a mile of dirt county road. It can get a little bit bumpy and rutty if there has been rain, but it gets graded by the oil companies or the county. This property is listed by owner and owner financing is not available.
