Description
The Lishman Farm is a well-located, cotton, corn and soybean farm in northeast Leflore County, Mississippi. Location
The property is located in northeast Leflore County near Avalon, approximately twelve miles northeast of Greenwood and twenty-one miles southeast of Grenada. There are chemical and fertilizer outlets, equipment and parts dealers, cotton gins and grain elevators nearby.
Acreage
There are 443 tax assessed acres and 267.88 FSA cropland acres. The topography is level to slightly undulating. The cropland is all in one block as is the wooded land. The timber land is all located along the Yalobusha River on the east side of the farm. According to the farm tenant, the property has good duck and deer hunting and sometimes turkeys. This is an excellent cropland and recreational opportunity.
Soils
The soils are excellent with 75% Class 1 and 2 Dubbs and Dundee loans and silt loams. The balance is Tensas Silty Clay Loam which is suitable for growing corn, cotton, wheat, and soybeans. The NCCPI is 85 which is very strong. The farm has been in soybean production for the past four years.
Improvements
There is a 1,150 foot valley center pivot irrigation system covering 95 acres. It is owned by the farm tenant. He would like to sell the entire system to the buyer of the farm. (pivot, power unit and well pump). He would also like to continue leasing the farm.

$2,600,000 or $5,869 per acre.
Lease
The farm and duck hunting land are leased on two separate leases to a farmer and a hunter.
