Legal Description W 1/2 of SW 1/4 north of Horse Creek and W 1/2 of NW 1/4 south of Marengo County 6, less and except 256' square in the northwest corner thereof, Section 34, T13N, R2E, Marengo County, Alabama Tax Parcel #48-30-08-34-0-000-012.000 The Baird/Johnston tract includes 85 acres, more or less, located on Marnego County Highways 6 and 7. Access to this property is by the mentioned highways and is considered to be excellent. Access over the property is by two woods roads. Horse Creek forms the south boundary of the tract. Forest stands on the property include 28 acres ± of mixed pine hardwood, 43 acres ± of 3-year-old pine plantation, and 14 acres ± of bottomland hardwood or streamside management zone timber types. The forest stands on the property are in good to excellent condition from a timber production standpoint. There is also a beaver pond and wildlife food plot on the property. The property has flat or level terrain, which should not present any problems in the future management of the property. Soils on the property include the following soil types: Izagory, Mooreville, Mantachie, Kinston, Bama and Bibb-Iuka complex. All of these are good to excellent soils for pine timber production, with site indexes, base age 50, of 90 to 100 for loblolly pine.
