The property has significant volumes of mature pine and hardwood timber. The timber on the property was last thinned in the late 1990’s. Many mature pines and hardwood sawtimber trees are present with a well-developed understory of 30 year old timber. Some of the larger trees exceed 20 inches in diameter. The soils vary from sandy in the creek bottom to more clay type soils in the hills. Access to the property is from the North along an existing logging road that crosses two timber company properties. The access road is not deeded. A small camping area was cleaned out near the creek and a new metal culvert was placed in Caney Creek. Most of the property lines are well marked with paint. Hunting opportunities are excellent in this area for Deer, Hogs, and turkey. The Tombigbee River is around 7 miles to the East of this property. Any mineral rights to be retained by the Seller.
