There are two nice storage buildings situated behind the home. Property Owner: William D. Thoroughman by the authority of his daughter, Thana Thoroughman (Power of Attorney). REAL ESTATE: Row House known and designated as 320 West Second Street, Maysville, Mason Co., Kentucky 41056 being the same property conveyed to William D. Thoroughman by deed of James R. King, said deed dated the 18th day of September, 1997, said deed recorded in Deed Book ____ page 679, Mason County Court Clerk Records and being more particularly described as follows: A house and lot located at 320 West Second Street, Maysville, Mason Co., Kentucky and more particularly described as follows: The west half of a double brick two story dwelling house and ground attached fronting on the south side of West Second Street and the south side of West Second Street between Lower and Short Streets and bounded on the north by West Second Street, on the south by a private alley, on the east by the property of Martha Ratler and on the west by the property of Tom Moore. TERMS OF PURCHASE, REAL ESTATE: The Real Estate will be offered at ABSOLUTE PUBLIC AUCTION, with no reserve, sold to the highest and best bidder at the sale site on the sale date. The seller has been provided a copy of the definition of Absolute Auction as defined by the Kentucky Board of Auctioneers, acknowledges an understanding of the terms thereof, and agrees that the auction shall be conducted to comply with said auction definition/manner of sale, as a “live, in-person, on-site” event. No online bidding provided, although absentee bids are conditionally accepted. In the event that absentee bids are made, absentee bids shall be made on the absentee bidder's behalf in a competitive nature and not necessarily the absentee bidder's highest bid/offer. The Real Estate shall be offered as a cash sale with no contingencies with regards to financing or inspections, with the purchaser to place a non-refundable deposit equal to 10% of the purchase price down on date of sale with balance due in full within 30 days of auction (on or before the 11th day of November, 2025). Terms of purchase are Cash to Seller: NO CONTINGENCIES OF ANY KIND PERMITTED. Possession with deed at closing.
