Improvements & Work Invested
A lot of sweat, money, and long nights have gone into this ground. Between four pieces of heavy machinery with over 100 hours of seat time and plenty of additional man-hours, weve taken something rough and shaped it into usable land once again.
The barn was pieced back together doors cut down and replaced, bad T-111 swapped with new, painted and trimmed. Its not perfect but its standing solid with a few minor repairs left to be made. Over 30 tons of debris were hauled off, including an old mobile home and camper, along with more than two loads of scrap metal. We made the driveway recognizable again, cut back an overgrown bank, brush hogged and dozed out a pasture that had been sitting idle for over 10 years, though the old fencing still needs work. Rough spots became smoother, patches became pastures, and trails were opened back up. Three acres were planted in premium seed mixes, and I started one small pond in a natural wet spot, waiting for the rain to fill. Nothing we touched was left the way we found it it was made better.
Hunting, Timber & Natural Features
For hunting, I built a dirt platform for a tower stand that overlooks my food plot and set a 150-pound Banks feeder on a post in the narrowest part. That platform is positioned with the exit in mind so you dont spook deer when its time to climb out. I even had another stand location picked out and would be glad to share the idea. I cut pockets for food plots and planted Domains Green Machine mix with some turnips blended in the mix. I also repurposed some tree tops that were in the way where we cleared the foodplots to tunnel deer into the paths which we desire. While the pasture carries Altizers pasture mix with clover, rye, and grasses.
Wildlife gravitates to this ridge Ive consistently seen deer bedding towards the top, breaking out into the timber when you come in. I had a variety of deer on camera with the biggest so far being a basket 8. I know this area grows trophy deer with nearby agriculture land along the river bed even if I havent caught one on camera yet, the numbers are here. Weve been in and out this summer with equipment and buggies which can spook them a little on a smaller tract, but the setup is ready. Hardwoods include walnut, hickory, white oak and red oak among others. Acorns have begun to drop as the mature Persimmon trees will also soon provide a quality source of food for the wildlife. A stream flows along the back boundary, trails wind throughout each deadending, part of the road frontage lays flat and easily accessible how you want it for building.
Location & Access
Only about 2 miles from the Ohio River, with quick access to State Route 7 South. In Gallia City School District. Crown City Wildlife Area, with 12,000 acres of public hunting, is 15 minutes away. Gallipolis is the closest for fuel, groceries, and hospital needs, and Huntington is nearby for bigger conveniences.
Final Remarks
This property is well put together for people desiring country living, a weekend getaway or a base hunting camp. I love hunting. It is obvious that a lot of the design went into it from a hunting perspective, there is Food, Food, Food! However I will tell you my best time spent here was under the stars next to a fire next to my people. I really considered planting roots here for the long run and I will likely regret it later. Building a home where I could have a garden, have a few heads of beef and hunt a little when the time is right, was, is and will always be a dream of mine!
