With an irrigation well equipped to pump 100GPM and a second well by the barn used for the cabins and livestock, the retreat could be developed into your very own vineyard. The river frontage has a deck for relaxing while the family swims or fishes in the water below. With sand bars, deep pools and fast-moving ripples the water is an oasis for all your senses. If you have been looking for a live water oasis then the San Saba River Retreat should be on your shortlist. LOCATION The retreat is located in Voca, Texas which lies between Llano and Brady, TX. Take 71 north from Llano approx 36 miles to the Voca exit. Just past the stop sign in Voca the retreat is on your right. TOPOGRAPHY, RANGELAND & HABITAT Approximately 1,000 ft of San Saba River frontage anchors the north side of the ranch. The remainder of the ranch is in both fields and some elevation in the middle of the ranch provide a nice buffer as well. The ranch is home to a good stand of live oaks and pecans as well as some large burr oaks along the river. WILDLIFE White-tailed deer, turkeys, hogs, axis, dove and many birds call this ranch home. AGRICULTURE The ranch has been used for cattle and currently holds a livestock exemption. IMPROVEMENTS 2 cabins, the larger is approximately 399-square-foot 1-bedroom 1-bath with quaint living room. The second is a 240-sf 1 bedroom/1 bath cabin used as guest quarters. There is also a 40×20 metal barn used to store equipment, tools and feed. A small pump house is also near the barn. WATER 2 water wells, and approximately 1,000ft. of San Saba River Frontage. A pond in front of the cabins is also maintained with water from one of the water wells.
