Keel Creek Plantation

Located in southern Calhoun County just 20 minutes west of Albany is Keel Creek Plantation, a 1,444 acre game-rich tract that is surrounded by large plantation neighbors such as Deer Run, Caney Creek, Red Bluff, and Brookfair. The eastern neighbor is the sprawling 19,700 acre Chickasawhatchee Wildlife Management Area. Consisting of longleaf and loblolly pine uplands and important scattered wetlands, Keel Creek Plantation is a sportsman’s dream tract with high-end recreational and income opportunities. An excellent road system provides easy access to established food plots and dove field that supplement the large deer and turkey population. After a recent prescribed fire, an afternoon walk produced a dozen shed antlers. Keel Creek Plantation was originally a part of the Nature Conservancy's purchase of 20,000+ acres from the St Joe Timber Company that established Chickasawhatchee. In 2002, the 1,219 acre tract that made up Keel Creek Plantation was sold separately and placed into a thoughtfully crafted Conservation Easement(CE). This CE places emphasis on 338+/- acres of Special Natural Areas (SNA’s) of wetlands and ephemeral pond features that are critical to the neighboring Chickasawhatchee Swamp and are an important recharge area for the Floridan Aquifer. With a working forest mentality, the CE upland area provides for continued timber management activities, and in 2023, approximately 800 acres were planted with IFCO Improved longleaf pine seedlings and are currently being managed for future lucrative pine straw production. The CE contains a building envelope allowing for a lodge and manager’s house and barn. The northern 225 acres is planted with 4 year old loblolly, and is not included in the CE, providing a blank canvas for a new owner. Offerings like this are increasingly rare.
