None other than the property may not be subdivided more than once. The land is sold in fee simple (includes surface rights, mineral rights, timber rights, and water rights). As of publication, there are no permitting fees to build a home in the unincorporated portions of Campbell County. You must have a septic permit issued by the State of TN ($500 at present for the permit application and inspection) and have your electrical panel inspected by Jellico Utilities prior to power being provided to your home or temporary construction panel.
