Monroe County - 00 Highway 70, Biscoe, AR
2026 Harvest Report: 15 hunts, 300 ducks (almost exclsuively mallards). Properties along the Cache River have been very few and far between for many years and this offering is not a random piece that will leave you wondering if mallards will come through the trees the way you have always dreamed. This 489.48 surveyed acre tract is located off of Highway 70 just West of Brinkley in the absolute center of the Arkansas waterfowl flyway. There is a 50' easement that leads you to a gravel parking lot at the NW corner where you can launch a boat using the existing gravel launch and boat ditch or take off on a side by side utilizing the improved road system. It is already setup with 3 wells (2 electric and 1 turbine) along with all the infrastucture needed to flood the woods and fields. The amount of work/improvements the landowner has completed Summer 2025 is impressive:
- Boat ditches mopped out
- Interior roads cleaned, exterior roads mowed
- New primary road being finished up to provide access outside the timber instead of through it
- Small portions of the field being cut to grade to make duck food plots more efficient to drain and plant next Spring, while maintaining natural swags
- All water control structures and beaver guards cleaned out
- Electric wells checked and ready
- New electric service established at the parking lot for a future cabin site, barn, etc.
It is not often that I have been able to hunt the tracts I am selling, but this is one very fortunate case where I know how good the hunting is because I have lived "the good ol days" on this property in years past. I will never forget the first time I was on it and flushed a huge raft of mallards on the southern end of the timber thinking "well that was cool, but there they all went" just for the same thing to happen two more times on the same visit. We were riding a UTV through the woods watching them circle back and then fade off working back to the South as we unknowingly continued on to the other two rafts towards the North.
One very unique thing about this tract is ideal terrain. While you may not be able to flood boundary to boundary by pump, the benefits are two-fold. Number one, the slight ridges provide just enough elevation where red oak timber that produces acorns a duck can actually feed on thrive. The number of willow oaks, pin oaks, and other red oaks that are on the ridges throughout the property is impressive. That component is not often seen this day in time where so many oak flats have converted to overcup oak which provide cover, loafing habitat and some invertebrates, but no useable mast production. However, when the Cache gets high and out of its' banks, these ridges go under providing fresh food for ducks not only in the form of acorns but also fresh access to aquatic invertebrates. The natural swags in the field system provide similar benefits where you can plant food at different elevations so the ducks have fresh habitat as the river level changes. Another unique feature that can't be overlooked is the fact that the fields are strategically on two sides of the timber. The second benefit of the small elevation change is having a place to stand when the river is high without a requirement to build multiple blinds because the water is too deep to stand. While a high water blind or two may not be a terrible idea for extreme conditions or taking kids, you will be able to stand by a tree for many more days than if the tract were all a low flat. When the Brasfield gauge is around 25.5 almost the entire tract is flooded. The only observed dry portion at that level is the very North end of the field system which would make an excellent lodge site and allow you to overlook your waterfowl food plots in the evenings as you enjoy dinner and a fire. Electricity is already at the the parking area to service the two electric wells so getting it to this area of the property for a lodge would only be a short run. Or you could simply build at the parking lot where the electric is already accessible, if a lodge is a requirement for you. Boone County - 10642 Fancher Dr, Harrison, AR
"Nothing left to be desired." That is what you say when you walk away from this world-class recreational ranch. This stunning ranch is loaded with so many features that make it both unique and desirable for all outdoor lovers. As you access the land from the well-maintained county gravel road, you are greeted with multiple quality access points, five-strand barbed wire fencing, and end-of-the-road privacy and seclusion. A newly constructed custom 2,700 sq ft home is built with functionality and comfort at top of mind. An additional detached oversized garage offers ample storage for equipment or vehicles. There is a charming 900 sq ft farmhouse, maintained very well, is partially remodeled, has a small shop/outbuilding, and makes for an ideal ranch house or hunting camp. A private gated entrance and well-manicured grounds make it both appealing and cozy. The property boasts rural water, making the farming possibilities endless. Just past the quaint homesite at the end of the road is the main entrance to the property; this excellent access is level and large enough for any equipment you may need. As you pull in, there is a 30x50 metal shop building with two large bay doors, a 15' awning, concrete floors, and 220 electric service. The ranch is comprised of 2 main topographical features: the open ridge top and the stunning creek bottom. The "top" part of the land is simply mesmerizing with lush and established hay meadows, open lanes and trails, food plots, massive hardwood flats, and five ponds. The largest and most notable is the small lake loaded with life, being spring-fed; it is stocked with fish, has newer aerators, a large fountain, has over 1,500 ft of incredibly level shoreline, and boasts approximately 3 acres of water. The setting is tranquil and peaceful as you sit amongst the towering white oak and red oak trees that create a park-like environment around the beautiful lake. The trail system is amazing, with approximately 2.5 miles of trails, all of which can easily be navigated by vehicle. As you take one of the several trails off the mountain to the valley below, you drive through some of the most pristine, mature, marketable, and beautiful hardwood timber I've seen in the Ozarks. This hardwood stand is predominantly white oak, red oak, walnut, and hickory. The massive trees tower along the road as you make your way below. Numerous massive flats run along the hillside, creating almost a stairway from the ridgetops to the bottoms, and offer ample hunting, trail riding, and exploring. When you arrive in the valley, you must catch your breath again. Scenes straight from a movie jump out at every turn. The famous Osage Creek flows through the ranch for under 3.5 miles on both sides! There are at least five springs on the property that feed the creek and create multiple water sources throughout the timber and bottoms for livestock or wildlife. There is also a seasonal waterfall in the wetter months. The lush hay fields in the bottom are amazing and add to this unique place's diversity. Another almost 7 miles of trails/roads get you all over the timbered hills and fertile bottoms that blanket the creek. As you can imagine, all of these pristine features culminate to create one of the diverse and desirable hunting tracts the region has to offer. The saturation of wild game is awe-inspiring and makes for an outdoor lover's paradise. The property has historically produced excellent whitetail deer, turkey, and bear. And even elk call this mecca their home. It's not uncommon to see multiple elk herds and bachelor groups of massive bulls throughout the summer and early fall. This region is known not just for the stunning bull elk but also for massive whitetail bucks. The black bear population is high, and some gigantic black bears have been seen roaming the hillsides. And in the spring, the thundering gobbles of the resident tom turkeys fill the valley. Decades of trapping have been implemented, adding to the diversity and the health of the wild game. As the sun sets across the breathtaking landscape of the Ozark Mountains, the handiwork of God is all over this special place. All of the attributes that make up a world-class ranch come together like a symphony to create one of the most impressive pieces of land you will find. The icing on the cake? How about just 25 minutes to the famous Buffalo National River headwaters in Ponca, AR! A lifetime goes by before another tract like this comes along. Don't wait. Call today for your private showing.

Craighead County - TBD County Road 271, Cash, AR
The first light of day filters through the oaks, reflecting off shallow water, and you hear them before you see them. The distant chatter, the whistle of wings, the soft splash of ducks falling into the hole. Then it happens. Greenheads cup up, feet down, drifting through the trees like they've done it a thousand times before. It's not just hunting, it's tradition, heritage, and adrenaline wrapped into one unforgettable experience.
Just west of Jonesboro, tucked deep in the legendary Cache River bottoms, lies a 40-acre tract that feels less like a property and more like a story waiting to be lived. This is the kind of place duck hunters talk about in quiet tones, where cold mornings meet flooded timber, where wings whisper through the canopy, and where mallards finish in the trees. Being located just west of Jonesboro, this property offers something rare: a true timber duck hunting without the long drive. You get the experience of legendary Arkansas waterfowl country with the convenience of being close to town. It's a rare combination of accessibility and authenticity.
Extensive work has gone in to improve this tract to make it truly turn-key for its next owner. Levee work across the property for water management allows the owner to control water, both on and off, at all times of the year. At the heart of the property sits a well-built 8' x 24' duck blind, perfectly positioned for timber hunting and comfortable enough for long mornings in the woods. The property also features a brand-new 16 well, providing reliable water management to flood and hold timber when it matters most. Giving you control over the season, not just hope.
This is the kind of place where sons learn to call mallards in the timber, friends gather before daylight in waders and headlamps, stories get told over coffee and spent shells, and memories get made that last longer than the season.
Properties like this don't come along often. A true Green Tree Reservoir, in the Cache River bottoms, with proven duck numbers, existing infrastructure, water control, and location, this is not just a recreational tract; it's a legacy property. If you've ever dreamed of watching greenheads fall through the timber, hearing wings cut cold air, and experiencing Arkansas duck hunting the way it was meant to be, this is your opportunity.

You are looking for something near water. Something simple and easy to enjoy, in a place that already has a life to it. Somewhere the weekend slows down the moment you arrive and the week behind you starts to matter a little less.
That feeling is real, and it is specific. A lot in an established lake community feels different from land in the middle of nowhere. The air carries something.
The surroundings already have character. The roads are in, the community has been here for decades, and the lake is an established Ozark lake that people have been building their weekends around for a long time. You are stepping into something that already works, at a price that makes it easy to say yes.
This 0.38-acre lot in Horseshoe Bend, Arkansas puts you 0.4 miles from Crown Lake.
That is the short version. Here is the rest.

Crown Lake and the Community Around It
Crown Lake is the center of life in Horseshoe Bend.
It is not a decoration. It is why people come here. The lake sits in the Ozark hills of Izard County and has been drawing people to this community for decades boaters, anglers, families, and anyone who has ever felt the pull of water and decided to do something about it. Crown Lake is not a resort lake. It is a real lake in a real community, and the people here are the kind who chose water over convenience and have never looked back.
Your lot is 0.4 miles from the lake. Close enough that the entire feel of the area is shaped by it the open sky, the unhurried pace, the way people move through town when they are here by choice rather than obligation. Far enough that your property stays quiet and genuinely yours. You get the identity of a lake community without the noise of one.
The surrounding community reflects that lake-first identity. A golf course is visible nearby. Neighboring homes are present at a comfortable distance. The area feels like a place that was built for people who wanted to spend their weekends near water and eventually decided to make it permanent. Drone footage of the area shows the open surroundings, the paved road in, and the settled character of the neighborhood clearly.
Horseshoe Bend has what you need for extended stays supplies, fuel, and the basics within easy reach. The Ozark hills around the community give it a sense of enclosure and calm that flat-water communities often lack. This is lake life with terrain around it hills, timber, open sky, and water all within the same radius. That combination is harder to find than most people expect, and it is exactly what makes this area worth paying attention to.
Access and Infrastructure
The lot fronts a paved road. For a lake property, that matters more than it might seem.
Weekend trips only work when getting there is easy. A paved road means you are not adding stress to the front and back end of every visit. You drive in, you arrive, and the experience starts the moment you park not after you have navigated a rutted path in the dark on a Friday night. Year-round access in any vehicle, every time, with no conditions attached.
Power is available nearby at the road, which gives you options when you are ready to use the land more actively. City and county water service is available in the area. A septic system will be required for any residential build standard for Izard County and a predictable cost that local contractors handle routinely.
The lot itself is mostly flat with a gentle slope, which keeps site preparation simple and gives flexibility in how you set up the space. Whether that means a permanent structure eventually, a weekend setup, or simply a cleared area to enjoy the property, the terrain works with you rather than against you.
Zoning and Permitted Use
This lot is designed for residential use, giving you a clear path toward long-term ownership in the community. The intended and approved use is a permanent residential home.
Horseshoe Bend has a few city-specific guidelines we want you to know about before purchasing, so you can plan with confidence:
RV use: An RV may be placed on the lot for up to 12 months while you are in the process of building. This gives you the ability to be present on your land during construction to watch it take shape, make decisions up close, and experience the property across seasons before your home is finished. After 12 months the RV must be removed from the property.
Camping: Camping is permitted once building plans are approved by the city, a building permit is in hand, and a foundation is in place.
We share these details clearly so you know exactly what to expect. If you have questions about specific use intentions, we are happy to work through them with you before anything is signed.
Pricing and Purchase Options
Cash price: $5,995
Down payment: $133
Monthly payment: $133 per month for 36 months
Simple owner financing straightforward approval process
Documentation fee: $249 (one-time)
Annual property taxes: approximately $110
Comparable lots in this area are currently listed between $6,900 and $7,000.
This lot is priced below that range. For a buyer who has been watching lake-area land in the Arkansas Ozarks, that pricing is worth paying attention to.
Owner financing keeps the transaction direct and simple. You work with us from start to finish a straightforward approval process, respectful at every step, with no outside institutions involved. The total carrying cost after purchase approximately $110 per year in property taxes means you can hold this land with almost no ongoing expense while you decide how and when you want to use it.
For a lot near Crown Lake in an established community with paved access and power available, the price of entry here is genuinely accessible. That is by design. We want the right buyer to be able to own this and the right buyer for this lot is someone who knows what it means to be near water.
What Weekends Near Crown Lake Actually Look Like
You leave Friday after work. The drive into Horseshoe Bend takes you into the Ozark hills, and by the time you turn onto your road you can already feel the shift. Slower. Quieter. The lake is close.
When you walk the lot, the ground feels open and usable. The gentle slope makes it easy to move around and set up however you choose. The paved road sits right at the edge of the property. The surrounding area is calm nearby homes at a comfortable distance, open sky, and the quiet feel of a neighborhood where people chose to be.
You spend Saturday morning near the water. Maybe on the boat, maybe just walking the shore. The afternoon on your land. Sunday at whatever pace makes sense a fire, a chair, the sound of birds in the Ozark timber. You drive home Sunday evening knowing you have a place near Crown Lake that belongs to you. That feeling does not get old.
The lot is small enough to be manageable and large enough to feel like yours. At $5,995 cash or $133 down with simple monthly payments it is one of the more accessible entry points into lake-area land in the Arkansas Ozarks. Annual taxes around $110. Paved road in. Power available. The pieces are in place.
Well-priced lots in lake communities like Horseshoe Bend find the right buyer quietly.

Boone County - 13949 Bear Creek Dr, Harrison, AR
Folks, if youve been searching for that once-in-a-lifetime property where every sunrise feels like a personal invitation from the mountains, stop right here. This is the one. Tucked at the end of a gravel county road, accessible only by a deeded easement, sits 830+ acres of pure Ozark perfection. Private. Secure. Secluded. The kind of place that makes you feel like the rest of the world simply doesnt exist. As you crest the final rise and the custom two-story home comes into view, youll understand why this property has been managed with such care and passion. Perched high on the ridge, the home commands a breathtaking panoramic vista of rolling valleys, distant mountains, and the entire heart of the ranch. A massive deck wraps the back, perfect for morning coffee while watching deer filter out of the bedding thickets or listening to the spring gobble of turkeys echoing across the hollows. Inside, the home is every bit as impressive as the land it overlooks. Expansive and large windows flood every room with natural light and those same jaw-dropping views. A large, updated kitchen is ready for processing the harvest or hosting friends after a long day in the woods. A cozy fireplace and supplemental propane heat keep things warm on those crisp Arkansas evenings. The full, finished basement offers flexible space, whether you turn it into a trophy room, game room, or additional living quarters. Three-car garage, modern amenities throughout, and attention to every detail make this the perfect blend of luxury and practicality for the serious outdoors family. The stunning home is being sold "furnished", and the sale is also including two ATV's, all deer stands and all feeders.Just a short walk from the main home youll find a large metal shop complete with living quarters and more storage than youll ever need for tractors, UTVs, boats, and all the equipment that comes with managing a property of this size. Whether youre running cattle, maintaining food plots, or simply storing the side-by-side for quick access to the backcountry, this shop is built for real work. Now, lets talk about the land itself, the real reason youre here. The topography is gentle and user-friendly, a rare find in the Ozarks. Rolling ridges give way to beautiful valleys with an extensive trail system that stretches over three miles. These trails are already cut, graveled in places, and ready for quiet morning hunts, evening ATV rides, or long walks with the family. Scattered throughout are multiple established food plots strategically placed to funnel deer movement and provide year-round nutrition. The timber mix is ideal, mature hardwoods, cedar pockets, native cover, and thick established bedding areas that hold deer like a magnet. Open natural grass pastures add diversity and could easily be converted back into productive farm ground if running cattle is part of your vision.Over the past three years, an aggressive and thoughtful wildlife management plan has been in full swing. Food plots are maintained, habitat improvements are constant, and controlled burns were just completed to refresh the understory and promote new growth. The results speak for themselves: massive whitetail bucks are showing up on camera year after year, with the kind of mature, heavy-antlered deer that make Boone County a destination for serious hunters. Turkeys are thick and spring mornings here are an absolute symphony. And yes, youll occasionally run into wild hogs that add another layer of excitement to the hunting.Water is abundant and beautiful. Numerous small creeks and springs carve through the ridges and tumble into the valleys, creating natural travel corridors and watering spots for wildlife. At the epicenter of the property sits a massive five-acre lake, fully stocked with fish and ready for everything from bass fishing with the kids to quiet evenings casting from the bank as the sun drops behind the mountains. The setting is nothing short of surreal, views from nearly every ridge, every food plot, and every trail make you feel like youre living inside a postcard.Location-wise, youre spoiled. Bear Creek is practically in your backyard. Bull Shoals Lake and Table Rock Lake are a short drive away for world-class fishing and boating. Branson, Missouri, with its shows, restaurants, and amenities, is close enough for a quick evening out yet far enough that youll never hear the traffic. This is North Central Arkansas at its absolute finest... quiet, private, and teeming with the kind of wildlife that makes a hunters heart beat faster.Whether your dream is to raise trophy whitetails, run a small cattle operation, build generational memories with family and friends, or simply escape to a place where the only sounds are wind in the trees and gobbling turkeys, this property delivers on every level. Its rare to find a massive sprawling tract this well-managed, this accessible, this private, and this beautiful all in one package. If youre the kind of person who lives for the outdoors, who understands the value of a well-planned wildlife property, and who wants to own a piece of the Ozarks that will be talked about for generations, give me a call. My name is Zeke Barrett with Whitetail Properties, and Id be honored to show you what could be your new home place. This isnt just land. This is legacy. This is the one youve been waiting for.

The property has legal access off Pine Haskell Drive from the northeast corner, providing dependable entry for future development, multiple home sites, a hobby farm, or recreational use. The stands are well stocked and include merchantable timber with current and future harvest potential. The diversity of species and size classes allows for flexible management, whether thats
thinning, select harvest, or holding for long-term growth.
The property has also been managed with wildlife in mind. Interior trails provide access and function as travel corridors for deer. Edge habitat has been established along transitions and lanes to encourage browse and cover. Feeders are in place in strategic locations, and stand sites have been identified to work with the terrain and prevailing winds. The combination of mature timber, understory growth, and managed openings

The Whitehall Hunt Club offering is an exceptional opportunity to acquire a turnkey recreational investment property that is located only 8 miles south of the world-famous Claypools Reservoir in the renowned Wiener/Harrisburg area. The property consists of 480 total acres and the Farm Service Agency (FSA) reports a total of 318 cropland acres, all of which are irrigated by three (3) wells. In the past, this acreage has been in commercial agricultural production or managed as waterfowl habitat. A beautiful impoundment exists on the east side of the property with approximately 104 acres of cypress, buckbrush, and willows along the LAnguille River. The impoundment can be artificially flooded from the re-lift that is on the river, or from the 8-inch diesel turbine well located on the west side of the impoundment. The ownership primarily hunts one large blind in the impoundment that holds up to fifteen people and features a crows nest. To facilitate hunting during periods of freeze ups, there are two (2) risers connected by underground pipe to the relift to keep the water open in the shooting hole. In addition to the main blind, there are two other blinds and several other hunting areas located within the impoundment. The fields on the west side of the property have had multiple improvements done which includes two pit blinds in place, offering additional hunting opportunity. The club has a long track record of success and historically harvests 350 to 750 ducks per season. There are deer hunting opportunities in the southern central portion of the property just east of the lodge. During the offseason, or on a warm afternoon during duck season one can enjoy fishing in the two ponds that have been stocked.
Completing this recreational property is the 5,724 square feet lodge. This lodge features four (4) large suites that have two (2) bedrooms with their own full bathroom; in addition, there is a master suite that has two (2) bedrooms and a full bathroom on the most eastern end of the lodge for additional privacy. For entertainment, the lodge has a large open concept living and dining area accompanied by an updated kitchen. The dining tables can seat up to 14 people, perfect for entertaining friends or clients. Just off the primary living area is a second entertainment space that offers a great area for a pool table, or ping pong table. Both living areas feature a rock wood burning fireplace. Attached to the second living area is an indoor brick wood burning grill with a built-in vent a hood system.
To store hunting equipment and the tractor, there is a 2,035 square foot metal shop building with one large roll up door located on the west side of the building. There are also three separated areas that have roll up doors that give members private areas to store their personal equipment.
This unique property has been built and developed to provide easy premier waterfowl hunting with only a short ranger ride to the boat dock, followed by an effortless boat drive to one of the blinds. The improvements on the property make it ideal for hosting large groups of people, a corporation looking to entertain guests, or a family getaway.
