Wood Frame House Featured on Lot 5:
An additional One-Story Wood Frame home was discovered on Lot 5 measuring 24.5' x 24.5' with two 6-foot wooden porches at the front and back of the house.
A visual inspection inside the home shows lots of ripped insulation hanging down from the wood studs and rafters, but otherwise no significant interior damage. Next, we paid the upfront meter installation fees to get services brought to the lot for Water, Sewer and Power Utilities. These are active and ready to transfer service to the new buyer upon closing. We trenched the lot from the road and ran approx. 70 feet of Schedule 35 4 PVC Sewer Pipe from the Main Line to the Pad with a stub-out for easy connection. Next we ran approx. 70 feet of 3/4 PEX Hot and Cold Water Line to the Pad complete with insulation, fittings and a vacuum breaker to protect the main line from backflow. A transformer, power pole and meter box have been installed, complete with multiple electrical connections for 50 Amp, 30 Amp and two 110V Gfci plugs to allow for maximum flexibility. After we ran the underground lines, taps and inspections, we completed the job by hauling in 33 tons(.) of road base gravel to extend the driveway towards the back of the lot for a nice consistent finish.

We have secured a Development Permit from Polk County prior to initiating the work.
