Trees, Grasses, Forbs and Soil: The property is located in the Cypress Swamps and Forests region of southeastern Oklahoma. Native tree species include varieties of oak, hickory, elm, walnut, sumac, redbud, Red maple, birch, willow, cottonwood, short leaf pine, and dogwood among others. An abundance of native browse and forbs along timber breaks, creeks and transition areas attract and help keep the wildlife on the property. In the pastures cut for hay, Coastal Bermuda dominates the landscape with some native grasses interspersed; in the pastures left to graze, native Bluestem grasses & others provide sustenance to livestock. The ranch is fenced and cross-fenced into multiple pastures for rotational grazing and hay production. The majority of the property's central acreage is dominated by fine sandy loam soils, while Bernow-romia complex dominate the lower elevations on the sides of the property.
Topography: With rolling terrain throughout, the Lampton Ranch on Rock Creek has a total elevation change of 410’ at the lowest point, Rock Creek, to 470’ at the highest near the south side of the property. Flood plain onsite is limited to the NW corner of the property along Rock Creek.
Livestock/Hay Production: The property is fenced and cross fenced for rotational grazing. Working pens are located in the center of the property, with cross fences and gates providing access & options to the cattleman. Under current management practices, conservative cattle carrying capacity is 60-70 mature cows in a commercial cow/calf program. Hay is harvested on approximately 20% of the property, producing approx. 40 bales per cutting.
Wildlife: The property has been hunted lightly in the past and possesses a healthy deer and turkey population as a consequence. There are several areas that would lend themselves well wildlife food plots, as well as several potential locations for small tanks/ponds. A drainage on the far west side of the property appears to be a potential 5-7 acre lake site, approximately (owner & broker make no warranty to the potential of this lake site).
Hugo Lake: Found a short 10-minute (8 mile) drive from the Lampton Ranch on Rock Creek are Hugo Lake and associated Hugo Lake State Park. Completed in 1974, Hugo Lake is a US Army Corp of Engineer maintained lake on the Kiamichi River, 18 miles upstream from the Red River. Hugo Lake WMA: Found a short 15-minute (13-mile) drive north from the property, Hugo WMA covers 18,196 acres with two additional areas (Sawyer Unit and Hamden Unit) of 551 and 480 acres, respectively. Total WMA acreage is 19,227. The Hugo WMA is located along the Kiamichi River with the majority in Choctaw County, the northern portion of the WMA pushes into southern Pushmataha County. The Waterfowl Refuge Portion is located adjacent to the Kiamichi River and consists of 3,820 acres. Game species include deer, turkey, feral hogs, dove, waterfowl and bear (in the Pushmataha County portion only). Non-game species include the Bald Eagle, a plethora of woodpeckers, song birds, hawks, turtles, snakes, and frogs all native to south eastern Oklahoma.
Habitat consists of mature stands of hardwoods in the bottom land areas to hardwood/pine tree mixes in some areas. Much of the area is old farm field habitat that is maintained through intensive management practices as prescribed burning, discing, and mowing operations. The variety of native trees include six different species of oak as well as ash, hickory, pine, river birch, willow, as well as sand plum, holly, sumac, and a variety of native grasses and legumes.
Utilities: Choctaw Electric Cooperative provides electricity to the property, water is available via a Rural Water Line District line along E 2090 Rd.
Easements: No easements encumber this property.
