TOPOGRAPHY, RANGELAND & HABITAT
Two distinct habitats are represented on the Nursery River Ranch: Coastal Prairie and Guadalupe River Bottom. The approximately 518 acres of Coastal Prairie, characterized by native tallgrass prairie species such as Big Bluestem, Little Bluestem, Indiangrass, and Switchgrass, along with other native grasses. Scattered throughout the prairie are native tree species including Live Oak, Mesquite, and Huisache, which add structural diversity to the landscape. In addition to native prairie, there are 40 acres of improved Bermudagrass maintained specifically for hay production, typically yielding over 160 bales per year under standard management practices. On average the ranch supports between 90-100 head of cattle.
The approximately 345 acres of Guadalupe River Bottom is a fertile and ecologically rich riparian corridor defined by a diverse bottomland hardwood forest, with dominant canopy species such as pecan, cedar and American elm, ash, sycamore and cypress. A dense understory of native shrubs, vines, and herbaceous plants contributes to the habitat complexity, while small wetland pockets and seasonal sloughs provide hydrological diversity and excellent hunting opportunities.
WILDLIFE
There are no shortages of wildlife to pursue on the Nursery River Ranch. Whitetail deer are abundant with some nice bucks taken off the river bottom over the years. Rio Grande turkey are prolific along with dove. Quail have been recently spotted but not hunted for many years. Additionally, ducks are common along the river and in the bottoms where water pools. Of course, you will have plenty of hogs to chase along with the standard assortment of varmints.
IMPROVEMENTS
A charming 1,816 sq. ft. 2-bedroom, 1-bath home built in the 1920s sits at the front of the property.
