LOCATION Approximately midway between Hebbronville and Zapata, La Presa is located in western Jim Hogg County. Commercial air travel is available at Laredo International Airport. For private air travel, both the Jim Hogg County Airport and the Zapata County Airport are only 30 minutes away. The ranch is blacktop to the gate, with frontage on State Highway 16. TOPOGRAPHY, RANGELAND & HABITAT The La Presa presents tremendous diversity for a ranch of this size. While the predominant soils are the red sands typical to this area, the ranch also features a really unique combination of rolling caliche and gravelly hills. Wet-weather Los Tanques Creek bisects the northern portion of the ranch. Elevation ranges from over 800 feet in the hillier, northern portion of the ranch, falling off as you travel south onto generally level sandy plains country with lower 600 foot elevations. The red sandy loam soils of the ranch grow an exceptionally diverse variety of browse, including blackbrush, guyacan, brasil, guajillo, Texas Ebony and Mexican Olive among the many species located on the ranch. Grass on the La Presa consists predominantly of buffelgrass, which has been responsibly grazed. WILDLIFE White-tailed deer are the primary game species on La Presa. With a combination of excellent and diverse browse, good water distribution, and the strong genetics native to the area, the ranch possesses all the ingredients to produce fantastic trophy bucks. Not surprising, given the diversity of habitat, bobwhite and blue quail are both present in good numbers when conditions are favorable. Doves, hogs, turkey, javelinas, and varmints round out the primary huntable species. Portions of the ranch are high fenced and the whitetail deer herd is managed under the Managed Lands Deer Program (Conservation Option, fka Level III). AGRICULTURE This working ranch is cross-fenced and has good water distribution. Fencing ranges from good to fair condition. Please note that there are approximately 2,784' that are unfenced as the adjoining pasture has historically been part of the ranch but is not being offered for sale. Contact Broker for details. IMPROVEMENTS The ranch includes an historic masonry camp house for lodging. WATER The ranch has 5 water wells and several small tanks. Two of the water wells are windmills, one is equipped with solar (in need of repair), and the other two are on electricity. One of the electric wells is piped to a small depression, which then feeds into a small watercourse of over a half-mile in length, ultimately terminating into one of the tanks, creating an excellent water resource for both wildlife and livestock alike. MINERALS The northeastern section (640+/- acres) has state classified minerals and the surface owner rights associated with those will convey. Seller's fee minerals will not convey. There are a couple of inactive oil & gas sites on ranch. Per the Texas Railroad Commission maps, the property is unimpacted by pipelines. AREA HISTORY The ranch is located near "Randado." The historic townsite was within what was originally a ranch of 80,000 acres owned by Hipolito Garcia. The community name comes from the highly ornate lassos, called randas, that were made on the ranch.
