This property is located in a quiet area down a very well-maintained dead-end county road. Less than half a dozen property owners camp or live down the road, making it one of the quietest areas to set up for either a hunting camp or homestead.
The property runs straight back to a large section of National Forest, with an interior road running the entire length. A deep creek acts as both excellent drainage along the road and a water feature for wildlife. The origin of the creek is unknown, but water has been present all summer in the creek, and it would appear to have some spring activity keeping its bottom wet or flowing. The property's northern boundary consists mostly of timberland property, giving a high percentage of large-tract boundary and adding to the privacy.
The homesite is located at the front by the road, tucked into some surviving hardwoods and pines. The hilltop by the county road overlooks a small valley of sorts, with the creek and road at its basin, which gently rolls down into the National Forest boundary. An excellent view, as the hillside has started growing back in sparse grasses and wildflowers. If properly maintained, the area downhill will make a beautiful view over the landscape.
The property was part of the Sherwood Creek fire, and the portion of the National Forest along the 450 +/- foot boundary does contain standing dead timber from the fire. However, that area is already regrowing with young pines and an abundance of browse and forage for deer and other wildlife. A short distance from the corner of the property, through the National Forest, is a very large sandy creek known as “Clear Creek.” The forest surrounding the creek was generally unaffected by the fire, providing a section of deep shade and mature woods that offers additional cover and habitat for wildlife.
The property is extremely well-draining, with sandy soil and enough elevation to keep the property nice and dry throughout the year. Most of the watershed collects into the sandy/rocky-bottom creek, which tributaries into a much larger sandy creek off the property in the National Forest.
This property is unique in many ways, many of those ways leaving room for imagination and flexibility, whether you are looking for a private hunting tract or a legacy property to inherit down through the generations. This tract allows one to hit the ground running on a dream home.
This property is located less than 5 minutes from the nearest Dollar General and gas station, 10–15 minutes from Twin Dikes and Ebenezer Park on Lake Sam Rayburn, minutes from a public Angelina River boat ramp, and 15–20 miles from Jasper and Zavalla, as well as the Rayburn Country Club. If the actual property doesn't blow you away, the location surely will.
