CANADIAN RIVER RANCH
A trip to Southeastern Oklahoma on the bluffs overlooking the Canadian River will find you the 2356-acre ranch that is the cattleman and sportsman dream. You can start with the view, which looks over the Canadian River Valley to the west with almost 3 miles of border with the Canadian River and Sequoyah National Wildlife Refuge, Kerr Lake to the east, the fields and pastures to the south, the Sans Bois south, and as far east as the Worlds Tallest Hill at Poteau and on over to Sugarloaf Mountain in Arkansas over 40 miles distant. Tamaha is just east a little over 3 miles, and the site of the Civil War Steamboat sinking by Col. Stan Watie. The 1890 ferry crossing is from one of the valleys on this place, right close to an old homesite with hand dug well. The large rock fault along the river edge is a site to see on its own, with the more than 6 wide 20 high pathway to the rivers edge. History reams in the area. This along with the diversified terrain and vast meadows and pastures sets the stage for the true Cowboy Ranch.
LOCATION
The ranch sits roughly halfway between McAlester, OK and Ft. Smith Arkansas. Stigler and Poteau, county seats for Haskell and LeFlore Counties respectively, are short drives from the ranch. DFW is just over 3 hours, Oklahoma City under 3 hours.
ACREAGE & DESCRIPTION
A short drive north from Stigler, not far off pavement, will land you at the headquarters of this Nationally known registered Wagyu cow/calf operation. Upon entering the custom rock entrance and down the long flowing driveway, you will find the main home, working pens, barns, and state-of-the-art feed system. This property is a diverse mixture of valleys and ridgetop pastures. The Bermuda grass base of the improved pastures followed by the highly desired native forages provides outstanding grazing. Various other grass includes Bahia, Dallis, Orchard, Lespedeza, Fescue as well as a variety of clovers and native grasses. The terrain slopes up from the east to the plateau where the farmstead is located, extending to the massive bluffs looking out over the Canadian River to the west. At least 5 major valleys extending down to the floor of the river offer direct access to SNWR land and the river. The mixture of woods and pasture provides an excellent wildlife habitat. The trophy whitetail deer, eastern wild turkey, wild hogs and small game abound. The fishing in the numerous ponds and river with access to the Arkansas River and Kerr Lake is a bonus all by itself. Being isolated by the location against the river and SNWR land, with the Tamaha area being strictly there and back, the sportsman dream just comes true. The property could be developed further for pasture if desired, but previous owners managed to a desired rate for a true combo property. This ranch is cross fenced with mostly new fencing, with adequate water to each pasture. There are almost 3 miles of underground water pipe installed for future development and water needs. Multiple ponds, streams and springs provide a great water source for livestock and promote great grazing distribution. A newly constructed reservoir on the property was designed and constructed to Oklahoma Water Resource specifications due to its size and drainage area. The cost of this reservoir alone exceeded 250k. The owner has spent the last several years developing the well-fenced property with over 8 miles of new fencing to allow for better coverage of the forage through grazing and hay production. This has allowed the more than 400 head of mama cows to raise a great calf crop with excellent weaning weights.
IMPROVEMENTS:
Improvements infrastructure wise are superb. The lodge style dwelling boasts over 6100 square feet of living area. The rock and cedar dcor on the interior were all derived from the ranch. A curved cedar staircase rises to the 2nd floor to a balcony and sitting area and the view to the east, well, you just must see for yourself. 3 br, 2 bath, office, fireplace, mud room and much more. Ranch infrastructure improvements are significant and include: 36X76 horse barn(new), 30X30 lab for cattle processing, 60X100 equipment barn, 40X50 Quonset barn, 2736sq utility building, 2000sq detached carport and numerous other smaller sheds. There is a new feed system with bins and augers allowing for the processing of desired feed right on the ranch. A semi-truck and grain trailer would be available for purchase in addition to the real estate. There is a new state of the art generator connected to the dwelling and essential barns in case of electric failure. A walk-in cooler assures ample storage of direct farm meat sales.
