Taxes: 2025 taxes payable in 2026 were $1,529.80 for Tract 1 and $1,455.52 for Tract 2. Buyers will receive a credit at closing for 2026 taxes payable in 2027.
CRP Terms: The CP43 filter strip CRP expires on 9/30/2038. If the new owners farm or remove any CRP acres before that date, they will be required to repay prior USDA payments. New owners will begin receiving CRP payments with the new USDA year starting 9/30/2026.
Items at the bin site belonging to the farm tenant will be removed, including the 8-inch grain auger and the 5 hp grain bin fan on the 24-foot center bin. These items are marked in white as not included in the sale. In addition, under the lease agreement, the farm tenant may use the grain bins until March 1st, 2027. Electricity will be transferred to the new owner’s name as of March 1st.
Farming Rights: The existing farm tenant is relinquishing their farming rights at the completion of the 2026 harvest.
Rights: All of the Seller’s mineral, oil, and gas rights, if any, will transfer without warranty of title or title evidence.
Bidding Method: Bids are per acre; final price is the high bid times total acres for each tract. The purchase agreement will state the total tract price, which remains fixed regardless of future surveys.
Bidding Increments: $25.00 per acre.
Extended Bidding: Any bid placed on Tracts 1-2 within the final 2 minutes will extend bidding on both Tracts 1 and 2 by 2 minutes.
Bidders engaging in fraudulent activity will be subject to prosecution. Please note that submitting a bid constitutes a legally binding contract.
Down Payment & Closing: 10% of the total purchase price is due on auction day or the following day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.
Purchase Agreement: Successful bidders must sign agreements on Tuesday, Sept 15th, or Wed Sept 16th in person or via DocuSign.
Crops & Possession: the Current Crop belongs to the current farm tenant.
