Location
The ranch sits on FM 2690 in Uvalde County, 8± miles from Concan and 16± miles from Uvalde. San Antonio is roughly 90± miles east.
Land & Terrain
The terrain is gently rolling with hills and bluffs that open up long views from the high points. Vegetation is a mix of native grasses and brush, with live oak, cedar elm, persimmon, hackberry, and guajillo throughout. Grazing quality is strong across the open pastures. The full perimeter is high-fenced, with six 1± acre pens originally built for an axis deer breeding and sales operation, plus interior dirt roads for access throughout.
Improvements
The headquarters is a 1,300± sq/ft, 3-bedroom, 2-bathroom manufactured home built in 2011, fully furnished and conveying with appliances, beds, and deck furniture. A covered back deck overlooks the pond. Backup power is in place through an on-site generator. A 40± yard metal shop next to the house houses a woodworking room with dust collection, an epoxy-finished floor, and a fully built-out meat processing kitchen with walk-in cold storage, stainless prep tables, ice maker, reverse osmosis water, and a full equipment set (slicer, bandsaw, grinder, stuffer, tenderizer, vacuum sealer). The shop and processing room are both climate-controlled. A 30’± x 20’± metal RV cover sits on a concrete slab with a dedicated RV plug, water, and septic. A 20’± Connex box behind the shop provides additional storage. A John Deere 5045E tractor with front-end loader and backhoe, box blade, grader, mower, and 3-ton pneumatic feed trailer convey with the property.
Wildlife & Hunting
The ranch supports a strong native population of whitetail, turkey, and dove, along with axis and blackbuck from the high-fenced operation. Predator presence includes coyotes, bobcats, foxes, mountain lion, and hogs. Conveying hunting improvements include three two-man blinds, three tripod bow blinds, four 500± lb corn feeders, two 250± lb protein feeders, one 500± lb protein feeder, one 100± lb protein feeder, a pig trap, and a tripod cleaning station with winch.
Water
A 1/2± acre stocked pond sits near the house, fed by runoff, a seasonal creek and draw, and a supplemental line off the water well. The electric well produces 20± GPM and serves the house, shop, pond, and deer pens.
Remarks
The Trophy Buck Ranch fits a buyer who wants to walk into a working hunting operation without assembling the pieces. The processing kitchen, equipment package, high fence, and breeding pen infrastructure make it equally suited for a private hunting retreat or someone looking to restart an axis or exotic program.
