Big Price Improvement...Located about 4.5 miles SE of Dixon lying within Reclamation District 2068 (RD 2068) which is one of the best water districts in the state. In support of that claim...during this current brutal drought, RD 2068 had full water allocation during last drought (5.5 acre feet/acre). While RD 2068 has excellent water rights it is also backed by the North Delta Water Agency Agreement with State. RD 2068 maintains the drainage canals. The water rates are relatively cheap. Annual assessments for M & O are about $16/acre. Today, RD 2068 really has no peer in Northern California The farm history has been as an irrigated hay ranch producing alfalfa and sudan grass. Currently there is a stand of alfalfa on the S. 1/2 and the N 1/2 is planted to sudan grass. Both crops use a lot of water. Soils are uniform Class 2 clays.
