It is a 75-mile drive from Tulsa, 115-mile drive from OKC and a 170-mile drive from the north DFW metro. If you've followed us very long, you will likely notice that this is a property that we have marketed before under the name River Run Ranch. One of our best steward clients bought this property and has been busy building an all-weather driveway along the deeded easement to the property. Trails have been blazed and areas have been cleared for food plots to assist in managing the wildlife. In other words, he has taken what was naturally a great wildlife property and has addressed the access and useability issues that were holding it back. The property has evolved tremendously over the years because of the dynamic nature of fluvial systems. Sand deposited along the shoreline transformed over time into an elongated timbered terrace that eventually pinched off the old river channel and created a large lake sometime between the time aerial photos were taken in 2014 and then again in 2021. What had been previously open pasture and hay meadow quickly turned into a dense growth of the scrub and timber in this same time interval. In short, the property naturally turned into what it wanted to be, a wildlife mecca. Obviously, ducks and geese love this type of setting with its 4000 feet of river frontage, 14 acres of shallow oxbow lake and scattered sloughs as it gives them a natural food source on natural water with plenty of places to settle in and feed. The natural attractiveness has now been enhanced by the planting of small grains in selected locations near the best hunting spots on the sloughs and oxbow. The heavy vegetation of the property has always been a great bedding area for deer, pigs and predators. Now, it is even better because of the establishment of food plots that will draw the wildlife out into the open where they can be hunted. What was once a solid block of almost impenetrable vegetation is now laced with confined openings and access trails. In a word, it is now huntable where before it was a struggle just to walk through it. In addition, we think that it will harbor even more wildlife once the food plots sprout, which is saying a lot given how dense the wildlife was on this property before. One very important feature that makes this property a true recreational property is the sandy beach along the river. The beach makes this property a fantastic place to hang out during the summer months. You can play in the river, swim, fish, shoot skeet, ride ATVs, have a big picnic or go rafting.
