Fencing is suitable for either stocker cattle or cow-calf production. Soils/Forage: The Tallgrass prairie forages are found on the upland soils of the prairie, sandstone base of the Cross Timbers and low-lying areas. Major tallgrass species include big bluestem, Indiangrass, switchgrass, and little bluestem. The Cross Timbers area supports these same forage species and is characterized by sandstone-based soil. These soils support post oak, blackjack oak, and hickory in the uplands, as well as sand plum, Mexican plum, and redbud. Spring-fed draws support red oak, bur oak, chinquapin oak, pecan, and sycamore. These plants contribute to the ecological balance of the Tallgrass Prairie and Cross Timbers ecoregions. Fire has raised the canopy in timbered areas allowing native forages, legumes, and forbs to grow. Wildlife and Recreation: Osage County is renowned for its diverse wildlife, with this area being no exception. The region's historical wildlife management practices contribute to exceptional Whitetail deer hunting. The combination of upland prairie, Cross Timbers vegetation, and varied topography creates excellent wildlife habitat. This ecosystem is home to White-tailed deer, wild turkeys, northern bobwhite quail, and an abundance of small game, including squirrels, raccoons, coyotes, bobcats, and rabbits. Water: Rural water is located on county road 5101 and 0.25 mi from the property. Additionally, drilling a water well is an option as well. Osage County has an annual rainfall of approximately 38. Statistically, November through February is the driest period of the year. The draws and wet weather creeks are spring fed and has traditionally provided much of the stock water for the property. Suitable pond or lake locations can be found throughout the property. Additional Information: The property is located in a secluded area off the beaten path just south of Pawhuska. Power is located within 0.25 miles. This property, and many others, were affected by the wildfires that occurred during the ongoing drought conditions in October 2024.
