The balance of the purchase price will be paid at closing, which shall take place on or before December 16, 2025 for Tract 1. Closing for Tract 2 shall take place on or before January 9, 2026 but not before January 5, 2026. The seller will provide title insurance in the amount of the purchase price and pay the 2025 real estate taxes due and payable in 2026. Pursuant to the contract, the seller will pay the real estate taxes through a credit at closing or by a deposit into an escrow account.
