TRACT 1- $308,000
Tract 1 is 170 acres, approximately 100 of which lies south of a railroad track. The land south of the track consists of bottomland hardwoods, including cherrybark oak, swamp chestnut oak, water oak, tupelo and bald cypress. This is a unique area along the Luxapallila Creek, known for excellent duck hunting, fishing and deer populations. A few acres of natural wetlands are on the property, with both the original Luxapallila Creek and the channelized creek flowing through it. This area is a creek fisherman's dream, offering largemouth bass, Alabama bass(spots), multiple species of catfish and panfish. Common waterfowl species include wood ducks, gadwall, ringnecks and occasional mallards. The 70 acres north of the tracks consist of loblolly pine uplands ranging in age from 20-28 years. Tract 2 is 117 acres and has 2,962' of frontage on County Road 12. This tract consists of upland pines that were thinned in the last few years. Hardwood ridges also slope down into creek bottoms, providing excellent habitat diversity and areas for turkeys and deer to loaf. Several food plots and openings, ready to plant, are scattered throughout the property and have great road access. There is even an area a couple hundred feet off the county road that was cleared for a structure. Upland wildlife populations flourish here. Deer and turkey were both observed on various outings while viewing and taking pictures of the property. A few shooting houses and ladder stands will convey with the property.
