LITTLE CEDAR MOUNTAIN RETREAT

LOCATION: Located in LeFlore County, Southeast Oklahoma in the Kiamichi River Valley. Less than 3 miles NW of Big Cedar and less than 2 miles to the popular Billy Creek area. In fact, the Little Billy Creek and Little Cedar Creek all head at the base of this mountain. The infamous resort Hochatown is south approximately 50 miles. This property lies on the south slopes of the Winding Stair Mountains and north of the Kiamichi Mountains. Less than 4 hours from DFW, 2 hours from Tulsa, and less than an hour drive from Ft. Smith, Ark.. Ouachita National Forest is on all 4 sides of the property. There are numerous lakes in the area including Broken Bow just south, Wister, Cedar, Kerr, Eufaula and Tenkiller. The Cedar Lake and Blackfork equine riding trails are only miles to the west and north.
SITE: 160 acres of beautiful mountain terrain, with peaks offering a panoramic 360-degree view. A mature forest with a mixture of hardwood and pine, valleys, draws, rock outcrops, it has them all. Peaks at just under 1600 feet, down to under 1200 feet at the bottom along the headwater of the drainage areas. There is close to 40 acres of almost straight pine and a future income source, and has evidence of management along with the surrounding National Forest. The pine timber is dominant on the sw portion of property, with a mixture of mature pine and hardwood on the balance.
ACCESS: Excellent access. Forest service road 6023 runs across the se corner of the property, providing great access to SH 63 just under 3 miles to the south.
UTILITIES: off grid
USAGE: Recreation, hunting, cabin sites, timber.
WILDLIFE: Excellent area for whitetail deer, eastern wild turkey, black bear, wild hog and various small game. Great fishing a short driving distance.
WATER: Wet weather drainages on the property. Several springs apparent on east slopes. Little Cedar and Little Billy Creeks both drain from the base of the property.
MINERALS: All minerals owned convey. Seller thinks 100% but would need verified.
COMMENTS: An outstanding property for someone wanting a true taste of a wilderness retreat. Being surrounded by National Forest and the Kiamichi Wilderness offers a lasting privacy.
