The Fair Farm & Ranch is an improved and efficient farming/ranching operation encompassing 1,729.7+/- acres with 4 irrigation wells, 10 pivots plus cattle management infrastructure. The farm can be used for a variety of purposes including irrigated grazing and cash crops.
LOCATION
The Fair Farm & Ranch is located along Hwy 85 (1.86 miles of frontage) in eastern Frio County, about 9 driving miles WSW of Charlotte.
TOPOGRAPHY, RANGELAND & HABITAT
Of the total acreage, 1,480+/- acres are irrigated and 218+/- acres are dry pasture. The irrigated pastures and some of the dry pastures can be planted with annuals for winter grazing. Other dry pasture areas and drainages are in coastal bermuda grass.
Soils are primarily fine sandy loam soils.
The various irrigated pastures are terraced to reduce erosion, and there are several drainages allowing for excess rainfall to drain off the property.
These drainages include several spreader dams and run-off fencing to slow runoff and protect perimeter fencing and water gaps from debris.
AGRICULTURE
Historically, the farm was used to plant and grow annual forage crops in order to pasture cattle, as necessary, to support overall operations during the winter and sometimes longer. Past annual plantings have included ryegrass, wheat and oats for forage. In addition, the farm periodically grew hay grazer in order to bale for later use on the farm. At present the farm is planted in both corn and cotton.
IMPROVEMENTS
In addition to the pasture related improvements, the property has an expansive set of well-designed working pens for sorting, holding, working, weighing, receiving and shipping large volumes of cattle. Lanes, multiple holding pens, a covered working facility, stock scales, 1/4 circle crowding pen system and load outs are part of the overall system.
In addition, an equipment shed/barn, scale house, and an office with a bathroom, kitchen and bunk room are located on the property.
WATER
The irrigation (10 pivots) and stock watering (40 troughs) needs of the farm/ranch are supported by four irrigation wells that are 1200-1800 feet deep (static water much shallower). Three of these wells are currently operating at ~1000 GPM, and one well is currently being operated at ~700-750 GPM (depending on pivot being fed and relative elevation). The 3-phase power for these wells is all buried as are all water lines.
The stock watering system flows from a storage pila located on a high point on the east side of the ranch and is pressurized via a booster pump and pressure tanks to deliver water across the property to the troughs. The storage pila is filled by way of an automated system plus there is a backup fill pipe from another of the wells in case it is ever needed.
The farm/ranch has pumping permits for 3,459.4 acre-feet of water for irrigation, livestock or industrial use.

MINERALS
No active oil and gas production activity on property. Surface sale only. Surface owner provisions in place per a prior vesting deed.
