Meadow Point Ranch is a 68-acre tract located in Coal County, OK just 1.5 miles southwest of Coalgate on Highway 31. The northeastern extent of DFW is only 90 minutes away and OKC is a two-hour drive. The tract takes its name from the angled junction of Highway 31 and the graveled D1715. From that point back to the west and southwest, the property has approximately mile of frontage on each road. Overall, the angle of approach between these two roads creates a triangle shaped property.
The NE corner of the property features an 8-acre meadow that comes to a point where the two roads meet. The meadow is flat and features silt-loam soil. The west boundary of the meadow is a wooded draw where the largest trees on the property grow. This draw extends from D1715 to the north and then bends back west just before it reaches Highway 31. We've looked over the topography and think that a lake as large as 4 acres could be built here with a very economical 150 ft long dam. A small pond already exists along the edge of the timbered draw.
West and south of this draw is a 24-acre block of sandy-loam soil that has grown up in scattered hardwoods over the last 20 years. We placed a camera and some corn here to get a few pictures of the small bucks and resident does that are on the property. A little management might go a long way to improving the quality of the herd. We think the secluded meadow corner where the pond, big timber and regrowth would be ideal to create a year-round food plot.
A second meadow extends from this point south to D1715 and then runs beside it to the southwest. A second small pond is present alongside the road. A small gas well is in the southwest corner of the property but doesn't look to be very active. The combination of ponds and two meadows could be used for hay production, rotational grazing or managed for wildlife. The property also offers some interesting subdividing options given the 1 mile of road frontage.
