As a result of preliminary work done by the seller, IDOT officials have agreed to allow an agricultural field entrance to be installed from Rt 117. After closing, the buyer will need to submit the application paperwork to IDOT for the field entrance. The buyer will be able to work with IDOT to choose the location and then will arrange for the installation of a field entrance. Contact auction manager for details.
METHOD & TERMS
The Tracy farm will be sold on a price per acre basis, based on surveyed acres. Survey is in process.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Friday, December 12, 2025.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2025 taxes due and payable in 2026 with a credit at closing based on the best available information. Buyer will pay all the 2026 taxes and beyond. Open lease for 2026 crop year and beyond. Possession at closing.
