X-H Ranch

X-H Ranch is a well-maintained working and recreational property covering 4,532 acres in South Texas, with easy access from 4.5+ miles of Highway 277 frontage. Located 15 miles south of Del Rio, the ranch stretches through Kinney County and into a smaller part of Val Verde County. The terrain combines rolling hills and creek beds, with Sycamore Creek crossing the north section and Goat Creek adding another feature. Improvements & Headquarters: X-H Ranch is ready for immediate use and includes all the needed furnishings and equipment. The main house, built in 2017, offers 2,000 square feet of living space with 2 bedrooms and 2 bathrooms. Custom built with quality materials, it features granite countertops, a Wolf gas stove, Sub-Zero refrigerator, and a farmhouse sink. The open floor plan provides a spacious feel thats ideal for hosting family and friends, while large windows let in plenty of natural light. Both bedrooms are generously sized, and the bathrooms include modern fixtures and finishes. Outside, a full wrap-around porch adds extra living space and provides a comfortable place to enjoy the views and catch a breeze from any direction. The guest house, built in 2015, is 1,800 sqft and has 4 bedrooms and 2 bathrooms. The foreman's house, built in 2014, is 800 sqft with 1 bedroom and 1 bathroom. The ranch headquarters features a large custom outdoor pavilion, crafted from beautiful redwood. Originally assembled in Mexico and reconstructed on-site, the pavilion offers unique character and quality craftsmanship. Supporting buildings include two equipment barns (one 80 x 100 and one 40 x 60), a three-bin overhead storage unit, and a fully enclosed skinning shed with a walk-in cooler and rail system. The garden area is high fenced to keep wildlife out, and there is a large greenhouse with raised beds, a watering system, and exhaust fans for year-round gardening. Water Resources: Water-is a highlight at X-H Ranch. Sycamore Creek and Goat Creek provide good wildlife habitat and seasonal water. Several water wells, troughs, and ponds are spread throughout the property, supplying water to both livestock and wildlife. At headquarters, a rainwater collection system can hold up to 32,000 gallons. This water is mainly used for gardens and landscaping, which is especially helpful in this part of Texas. Wildlife & Habitat: The ranch is managed with wildlife in mind. Both creeks, along with the ranchs other habitat features, attract deer, turkey, dove, quail, and other species including some exotics. X-H Ranch is in the Managed Lands Deer Program (MLD) at Level Three, showing a commitment to good wildlife management. The ranch has an annual wildlife survey, and since 2012, only friends and family have hunted here. There are 13 blinds and feeders across the ranch, along with 17 protein feeders and water troughs for the wildlife.
