Description

Diamond in the rough on the edge of Snyder. Irrigated and highly improved grass in Scurry County is a rare find. In an area that is prone to droughty conditions, who doesn’t need access to an abundance of water and hay? Two pivots, 750gpm, and a good mix of Bermuda underneath make this a great opportunity for Scurry County. Give Dan Byerly a call at (325) 665-3489. Location: From the red light at the Scurry County Courthouse, drive west along US Highway 180 W for 1.6 miles, turn right onto County Road 221 (Deep Creek Road) for 0.7 miles, then turn right onto the right-of-way for 0.5 miles. The property is located 0.5 miles off County Road 221 and accessed via a recorded ROW Access agreement. Located less than 3 miles from downtown Snyder, the property is within 5 minutes of equipment dealers and supplies. Snyder is just 42 miles from Sweetwater, 84 miles from Lubbock, and 91 miles from Midland. Acreage: The property is approximately 125.624± acres. The soil mix is mostly Sagerton clay loam with some Spur clay loam; both are very good soils for the Bermudagrass mix. Topography: A slight slope moves downward west to east, 0 to 3 percent. Rainfall and Elevation: With an average annual rainfall between 21-23 inches per year, having a reliable source of feed and water is critical. The elevation nearest Deep Creek is around 2330' while the southwest corner rises up to 2375' in elevation. Cover: The majority of the property is fully open with thick creek cover along the property's east border. Fences: Fences are in fair condition, with the exception of the south boundary, where the fencing is nonexistent. The fence in place is metal and cedar post barbed wire. Utilities: Electricity is provided by Big Country Electric Cooperative on the north end, with one meter being 3-phase for the pivot and one meter single-phase for a future shop. The south side pivot is also 3-phase and powered by ONCOR. Buyer or buyer's agent is responsible for verifying all utilities. Water: The well information is: Well 1 - 8" casing, 440' depth, 10 HP Pump, 130 GPM Well 2 - 8" casing, 240' depth, 10 HP Pump, 130 GPM Well 3 - 5" casing, 176' depth, 7.5 HP Pump, 100 GPM Well 4 - 8" casing, 80' depth, 10 HP Pump, 100 GPM Well 5 - 5" casing, 177' depth, 7.5 HP Pump, 100 GPM Well 6 - 5" casing, 120' depth, 5 HP Pump, 70 GPM Well 7 - 5" casing, 200' depth, 7.5 HP Pump, 120 GPM Total Water - 750 GPM Next to Deep Creek, the property has potential for additional water wells. Buyer or buyer's representative is responsible for verifying the water. Hunting: No hunting activities occur on the property at this time, but wildlife in the area can be found near and along Deep Creek. Residence and Improvements: The 7 wells are all tied together. Both pivots may be operated at the same time, or one pivot can run stronger while harvesting hay off the other field; a 6" pipeline connects the two pivots. The south side pivot is a 6-tower (875') half circle covering approximately 27.5 acres. The north side pivot is a 7-tower (1045') half circle covering approximately 40 acres. Both pivots are estimated at 15+ years in age, but both are running well and have IWOB nozzles. The irrigation ground has been sprigged with Tifton 85 and a coastal Bermuda mix. The dryland acres have been seeded in Buckaroo Blend from Turner Seed; a mix of three Bermudagrass varieties (Chilly Verde, Giant, and Jacob). Mineral Rights: The seller does not own any minerals to convey. Price: This irrigated farm is priced at $690,932.
