Description of improvements
This rice farm has been operated and managed for exceptional crops and wintering waterfowl for the last 20 years. The development of a water well on the farm was established for use as supplemental irrigation and waterfowl flooding. There is also a seasonal creek that runs through the property which has a variety of trees and mixed brush. There is an 8 bedroom home on the property to sleep all who wish to remove themselves from the chaos of daily life and enjoy the peaceful outdoors. There is also a sizable barn located near the house which could be used for storage, outdoor cooking and enjoying time with family and friends.
Agricultural Use
The farm will convey 128 acres of rice base, as there are 142 acres which the USDA/FSA has designated as crop land due to the historic use for farming. The current tenant cultivates approximately 50 acres for commercial rice production every year. The fields have all been precision leveled through programs by the NRCS for optimal water use and conservation. Irrigation water can be obtained from a LCRA managed canal and/or supplemented by the water well.
Duck Hunting
Due to the fact that the property is located in a well-traveled corridor along the Central Flyway, multiple DU projects have been created for wintering waterfowl management. These ponds are equipped with several exceptionally built underground pit blinds. These blinds will provide hunters with an extremely comfortable hide for their hunts. A LCRA managed canal, when allowed, can be used to flood the DU ponds along with the existing water well.
Deer Hunting
The creek that runs through the property creates the perfect corridor for traveling white-tailed deer and feral hogs. A deer blind and feeder are situated so as to allow hunters to take full advantage of this resource.
