INTRODUCTION The historic Williams Family Ranches are located between Uvalde and Camp Wood and east of the Montell community in some of the best hunting country in the Transition Zone. Access is from State Hwy 55 turning at the Nueces Lake (aka Camp Wood Lake) onto paved CR 416 for 4 miles and then through a security gate and down a well designed and constructed private easement road for 2 miles. Two other Williams family ranches are accessed with this road. The ranch has been in the same family for 69 years. The ranch lies between two mountain ranges and lays on both sides of spring fed Lake Creek, which supplies water to Williams Lake which is located entirely within the ranch. The ranch is conveniently shaped, has a 2500 ft dirt landing strip on the south boundary at the ranch entrance, and a residence that is almost centrally located. With all these features, a prime location in the Transition Zone, accessible topography, and appropriate mix of cover and open areas, this is one of those places destined to be a multi-generational, family legacy ranch. WILDLIFE & GAME Lower Lake Creek Ranch is home to some of the largest native whitetail deer in the Texas Hill Country. There has never been any commercial hunting on this part of the Williams Ranches. Other game species include Aoudad, Axis, Sika, Fallow, Rio Grande Turkey, hogs, bobcat, raccoons, the occasional mountain lion, and a resident Elk herd. Small wildlife includes rock squirrels, porcupines, Roadrunners, armadillos, foxes, and many others populating the ranch and entire area. The layout and topography of the ranch allow for several game feeder / hunting blind locations. Williams Lake has been stocked with Florida cross bass and Crapie. It is not unusual to catch bass from 4 lbs. to 10 lbs. WATER Williams Lake is 12 to 15 acres in size and averages 10 ft to 12 ft deep when full. The lake is supplied water by Lake Creek which supports eleven lakes on the Williams Ranches and the neighbors. Lake Creek has never gone dry in the 69 years owned by the Williams, so even during severe droughts the lakes have some water and Lake Creek still has potholes and some larger waterholes. A water well equipped with a submersible pump provides water to the residence. IMPROVEMENTS & ELECTRIC SERVICE A modern, two-story 4 BR/3B home over looks the lake with a sweeping view of the northwest part of the ranch, all framed by hazy mountains ringing the horizon. Fiber optic & electricity come to the headquarters. FENCES, TOPOGRAPHY, & COVER The entire ranch is enclosed by deer proof, net-wire fencing in good condition. Good pasture roads provide two-wheel drive access to all parts of the ranch, while the mostly topography allows four-wheel drive pickups, side-by-side buggies, and 4-wheelers to go safely on or off-road. An interior cross fence separates the landing strip and main road from the rest of the ranch. The entire ranch is horseback riding friendly. Much of the ranch is flat to gently rolling with more pronounced rolling and dips around the small draws that crisscross the property, as well as some hilly areas toward the north corners. A major cedar clearing program was completed in 2021 leaving thicker cedar in the north and west parts of the ranch as wildlife cover, some huge live oaks along the creek and draws, and other native trees and brush scattered throughout the ranch. Northwest of the lake, a mesquite flat opens up into a 30+/- acre open meadow covered in KR Bluestem grass and other turf. Recent rains reveal how the ranch's deep, fertile soil can grow knee high grass. The terrain and cover create ideal conditions for wise old bucks to lay up and hide. TAXES & MINERALS Property taxes on unimproved parcels are about 47/ac annually based on agricultural use valuation. The owners believe they own all the minerals but do not represent any particular mineral ownership and recommend that a buyer obtain a mineral title opinion to confirm mineral ownership. Sale of minerals is negotiable. SPECIAL FEATURES Williams Lake would be an outstanding feature on any ranch. Situated entirely inside the ranch, the lake's shores are accessible from every direction. The lake's perimeter is flat and open in places and cut bank with thick, big tree cover in other places. Even during the recent severe drought, the lake held at about 5 acres, thanks to the dependability of Lake Creek. Downstream from the lake, a crystal clear, rock cut swimming hole provides a great place for family outings, and on further the creek meanders to the ranch's southwest boundary.
