Though it has been removed for another tiny home project, there was 400 Watts worth of Renogy solar panels on the roof that were capable of running all the lights fridge and freezer and microwave and a 5000 BTU air conditioner. There is also a power line that transfers through a rodent resistant access port for those that have inverter generators, or any of the new vehicles that allow you to back feed power
There is a lovely 4 x 8 front porch that has not yet been stained with a color but has been protected by plywood sheets. This is a perfect opportunity for a design ready experience.
There was a septic design done for the property that was approved however, at this point it is expired since they only are good for two years. However, contacting the original designer, should be able to look at the notes and update the date which is all that is required to get a building permit for expansion if so, desired to the best of my knowledge.
Additionally, there is a full size shipping container, resting on concrete footers to store all your toys, goodies, or whatever else you desire.
All materials have been pre-purchased for internal siding, complete loft with oak flooring, maple interior siding, and extruded close cell 2 inch thick foam insulation to encapsulate the entire structure..With a friend or two, the entire thing could be completed within a day, and I would also be happy to guide over all the solar aspects and remaining mounts.
WATER!!!! There is a free flowing artesian well that has been developed which puts out ice cold clear freshwater year-round. While I never measured its exact flow rate, the water coming out at the end of the hose, it's about that of a garden hose with its valve fully opened.

The creeks are not property line dividers. You would own both sides and could do with as you wanted as far as bridges for it relaxing Hammock places, whatever you desire. It is a RARE find to have a waterway where you on both sides and they are not the property boundary with a neighbor.
This property is a minor historical site since it sits on the boundary of Roxberry, Maine, and Andover Maine, where there are hand chiseled marks into a granite like stone monument notating the property lines between the two towns, as well as the western property line of this Homestead.

I'm sit down and talk, give info and answer any questions you may have. The neighbors are great those spread far apart, but everyone keeps an eye on everyone else's place in a cozy and safe manner. It is just not someplace you ever need to lock your doors at night or take the car keys out of the ignition of your vehicle.
