272 +/- acres to be offered in four tracts from 35 +/- acres to 100 +/- acres. All contiguous, all with individual Highway Z frontage and access and all located in Township 49N, Range 11W, Sections 19, 20 and 30 in Boone County Missouri.

The Glenn boys have been farming the property for years and have established and maintained a grass strip around the perimeter of the cropland. This was done for access, hay production, and conservation measures; however, the farm is not enrolled in any kind of CRP.
The entire farm has been in crop production with a rotation of corn and soybeans, the farm has terraces, tiled terraces, waterways, and other conservation measures in place to prevent erosion and enhance productivity. The remainder of the farm is in woods, wooded fence rows and a couple ponds making this property ideal for hunting and recreational purposes.
The entire farm is rented out for the 2026 crop year, and the sellers will retain all rights and income from the 2026 crop, with full possession given at the conclusion of the 2026 harvest. There are no 2027 or future crop tenancies in place.

TRACT TWO: Consists of 35 +/- acres with frontage and access directly off Hwy. Z. It is primarily open with a pond and woods in the northwest corner of the tract.
TRACT THREE: Consists of 100 +/- acres with frontage and access directly off Hwy. Z. This tract is virtually all open with the exception of some waterways and wooded fence rows along the south and west sides.
TRACT FOUR: Consists of 100 +/- acres and lies at the very north side of the farm with frontage and direct access off Hwy. Z. It is basically all open with the exception of a couple of waterways, a narrow-wooded draw, and some wooded fence rows along the north and west sides.
Rural water is available along Highway Z and there is an existing fire hydrant on Tract Three. There are no structural improvements on any of the tracts. The entire property is currently zoned A-1 Agricultural District.
