Any bid placed on either tract during the soft close will extend bidding on both tracts 5 additional miuntes until a five minute period passes with no bids placed. This will ensure buyers will have the option to purchase both tracts if desired. Bidders must be preapproved with their lender, if applicable, prior to registering. Registered bidders will be contacted by a representative of the auction company for proof of funds/preapproval. Winning bidder must enter into a purchase contract no later than 5pm (CDT) April 10th, 2026. 10% earnest money deposit due with the remaining balance due in certified funds at closing. Closing shall be with Security 1st Title on or before 45 days from the auction date. 2026 and all prior taxes will be paid by the Seller. 2026 Taxes shall be prorated to the date of closing. Title and closing costs shall be split 50/50 between the Buyer and Seller. Possession will be upon closing with tenant rights in place on tract 2 for the 2026 growing season.
