This is a pretty lot with a view and lots of trees. The price is actually $3,200. But the real cost is about $7,000. The assessor values the property at $21, 698. I acquired a tax lien deed on this property only to discover that it had a prior $10,000 water lien on it that transferred to me. The water company offered me a settlement of $3,700 but I missed their deadline. I believe that the water company would settle with a new buyer but this has to be confirmed prior to the sale. I can’t guarantee the settlement amount but they did say that their settlement offer for the lien could be paid at closing with a title company. They won't negotiate with potential buyers but only with the seller. The water co will charge me a large penalty at the end of this month for not paying off the lien, so, I lowered my price to $3,200. The buyer pays the water lien, increasing the cost to approximately $7,000.There’s also a $990 tax lien on it which I, the seller, would pay off at the time of the sale. The property’s main access road is at 431 Derby Dr., but there’s a side road which also gives access along the length of the property. Unlike the side roads, Derby Dr. is fairly well maintained.The property has a lot of trees and a view. The water lines run along Derby Dr. This property has a treasurer's deed in the chain of title.
