Terms & Conditions: The real estate is sold as is, meaning at the at the time of purchase, the real estate is purchased in its current condition, without any guarantees, warranties, or assurances provided by the seller or Schmid Auction regarding its condition, potential improvements, or future performance. The buyer accepts the property with all existing features, defects, and conditions--known or unknown--and assumes full responsibility for its use and maintenance upon purchase.
Bidding is by the tract not by the acre--meaning the price being bid will be for the entire tract and not multiplied by the acre when sold. The property will be sold in a manner resulting in the highest sale price, subject to seller confirmation. The day after the auction, 10% of the purchase price is due and the buyer will be required to enter into a purchase agreement on-site. The total tract price will be included in the purchase agreement and will not change--for any reason--including future surveys. The remainder (remaining 90%) of the purchase price is due at closing, which is approximately 40 days after the sale.
The current crop belongs to the farm tenant, and farming rights will transfer to the new owner following the completion of the 2025 soybean harvest.
